90 | Ecobags & Pedersen Homes T T Rosa Watson New social housing a plus for Rotorua DEVELOPMENT A housing development in central Rotorua will provide much-needed quality, affordable rental housing for the city, meeting a real need in the community. The six new residential units on Eason Street currently under construction is the first venture into the Bay of Plenty, and outside of Auckland, for property developer, Chancellor Holdings. To ensure the homes reach those most in need, the company has partnered with Link People, a highly regarded community housing provider that supports individuals and families into long-term, stable tenancies across New Zealand. Chancellor Holdings director Jas Kohli says the company had identified a real need in the region. “Our mission has always been to create high-quality rental homes that meet the needs of growing families and long-term tenants,” he says. “Rotorua’s strong rental demand and vibrant community make it the perfect location.” Completion is expected in November 2025, with properties entering the rental market shortly thereafter, Jas says. Chancellor Holdings purchased the Eason Street property in 2023, which included four existing single-bedroom rental units alongside an adjoining vacant section. The project will deliver six new, one-bedroom units across two storeys and feature a high-quality design that balances durability and affordability, Jas says. “This development combines functionality, cost-efficiency, and architectural excellence.” The 50sqm, one-bedroom units are smaller, affordable housing offerings that maximise land use within the Residential 2 Zone. Located 750 metres from the Rotorua CBD, it offers easy access to amenities and transport. Existing structures and parking are retained and enhanced to support the additional units. The units will be leased to Link People to provide secure, high-quality accommodation for families and individuals in need of longterm housing. “We saw Eason Street as a unique opportunity to enhance Rotorua’s housing stock while staying true to our mission of building durable, income-generating properties,” Jas says. “Our collaboration with Link People enables us to grow our investment portfolio while delivering meaningful community impact through social housing.” He says construction is expected to be completed this year, after which the units will be ready for occupation by tenants under Link People. Jas says the project took careful planning, and developing strong partnerships with key partners, with the biggest hurdle being the selection of the right architectural and building team. “We began by interviewing various contenders and design firms.
