22 | REGIONAL DEVELOPMENT Waipā District Council Business park set to expand A Plan Change application has been lodged with Waipā District Council to zone the entire Northern Precinct as Airport Business Zone. T T Richard Loader Very high demand at Hamilton Airport’s Titanium Park, is a key driver for a Private Plan Change that will enable a further 130 hectares to be added to the park’s offering for commercial and industrial businesses. Titanium Park Ltd (TPL) is a wholly owned subsidiary of Waikato Regional Airport (WRAL), a council-controlled organisation owned by five local councils, including Hamilton City, and Otorohanga, Waipā, Waikato, and Matamata-Piako District Councils. Titanium Park currently encompasses 75 hectares, in and around Hamilton Airport, most of which has been sold and developed over the last 15 years. A key driver for the development was the airport’s central location, firstly between Te Awamutu, Cambridge and Hamilton, and secondly within the Golden Triangle of Auckland, Bay of Plenty and Waikato. The business park also offered businesses the ability to acquire more affordable freehold land close to a very efficient transport hub, including the Waikato Expressway. Over the years Titanium Park has a attracted a diverse range of industrial/commercial enterprises, including larger operators like Visy, the global carboard manufacturing facility, Trade Depot and Torpedo 7, through to smaller local owner/occupier trade/services businesses that wanted to own their land and buildings. There is also a reasonable number of medium size Waikato businesses such as Tyre Line and Splice Construction that have established their headquarters at Titanium Park. WRAL Chief Executive, Mark Morgan, says that is important people have the opportunity to work more closely to where they live, and Titanium Park offers that opportunity. “With the development of Peacocke, a semi-rural suburb in southern Hamilton, geographically Titanium Park is only two – three kilometres away as far as the crow flies.
