Each wing creates a household consisting of varying suit types/sizes, sharing an individualised household lounge and kitchen area dedicated to that household. The suites are larger on this project - around 31sqm with a 2.7m high stud - and smart design means that most come with their own kitchen and small lounge making them akin to a mini apartment. Configured in an H-shape, this has resulted in more outdoor living space for residents, with most suites having a private balcony that features expansive views. Justin says that the result is a building that can be individual and lets the residents be in control of their household, creating a social dimension that is not traditional to aged care living. “It’s almost like a flatmate situation but each with their own autonomy and privacy. It’s about duplicating what it would be like living at home. For example, team members don’t wear uniforms and residents can have their meals in their own room or the lounge or wherever they choose. There is no set time when they have to get up in the morning and they can basically do what they want. Family can also come in and utilise the kitchen facilities or relax. Residents are encouraged to bring their own furniture so it feels like their home. It’s all the benefits of living by yourself but with the benefits of company when you want it.” Importantly if a couple is at Lauriston Park but only one needs a higher level of care, because the villas are located close by the individual needs of each partner can both be catered for. This means a lot, says Justin, when traditionally couples would need to be separated, with one living in the family home and then needing to travel to a facility to visit their partner, which can be both exhausting and isolating. If both need care Arvida also offers interconnecting care suites. The care building, spread over two levels, has a mezzanine upstairs offering ample amenity space. There are multiple access points to the building, which means excellent links to the community and car parking. It also has its own café looking onto a landscaped garden, which can be utilised by visitors and residents across Lauriston Park. Justin says this is important. “It aligns closely with Arvida’s integrated approach where both care residents and their families socialise alongside independent residents for coffee or lunch and even participate in exercise or other village organised activities. It means care is not hidden away and offers opportunities for connection,” he says. He says this integrated amenity offering between villas and care is another industry first along with rolling out occupation right agreements for care and dementia rooms. He describes Lauriston Park as “a perfect balance of town and country”. For recreation and entertainment on site there’s a golf putting green and workshop, as well as a community centre equipped with heated swimming pool, spa, gym, theatre, dining room, bar, hair salon and meeting room. The historic Whare Ora homestead also has rooms for recreational pursuits, including billiards and board games and Justin says the Lauriston Park homestead committee organises plenty of functions for residents to enjoy. Lauriston Park’s proximity to nearby amenities has added to its popularity. It’s an easy walk to nearby Leamington village, which offers cafés, shops, supermarket and medical centre, and cycling trails that lead people to Lake Karapiro, which is only 10 kilometres away. It’s no surprise that there is a current waitlist for the architecturally designed villas, which range from 80-205sqm with two and three-bedroom options. They offer vaulted ceilings, double-glazing, heat pumps and outdoor living areas, all framed by landscaped gardens.
