54 | SAM Property - Safeguard Self Storage DEVELOPMENT A newly completed self-storage development in Mangawhai by SAM Property Ltd is already experiencing strong demand, says company development manager Lennon Wiltshire. Located in Mangawhai Central’s new commercial area, stage 1 of Safeguard Self Storage Mangawhai opened just before Christmas and comprises 79 units ranging from four to 22sqm in size. “There has been a strong uptake,” Lennon says. As he explains, the project came about after SAM Property recognised untapped potential in the growing area, and latent demand for storage. The project, at 10 Northbase Drive, took 12 months to complete and was managed by Andrew Trembath of Northern Project Services, who commissioned storage-specific manufacturer and construction company Storco, to provide internal partitioning, roller doors and structural framing. A host of local contractors were also engaged to complete concrete works, roofing, cladding, landscaping, and the internal fit-out of the office that forms part of the facility. SAM Property has already begun planning for stage 2 of the development, which is currently progressing through the consenting process. The Safeguard Self Storage development is one of several projects in SAM Property’s diverse portfolio. The company’s approach to property development extends from land acquisition and master planning to construction and development, as well as sales and leasing and property asset management. Founded by Paul and John Boocock, SAM Property Ltd was established to manage the family’s property assets. SAM Property acts as the project manager and property manager to its group of companies and partnerships, successfully delivering both land and building developments. Tenants include blue chip national brands, through to smaller, local owner-operators. In recent years it has expanded into residential land development, with projects including Riverview in Kaukapakapa with the second stage of sales currently underway. Another residential development, Oakview in Gisborne, will comprise up to 200 sections once complete. Other ongoing projects in the SAM Property portfolio include Palliser Downs in Wainui, a luxury rural lifestyle development where stage 1 was recently completed and released to market. The company is also developing Northlink Industrial Park in Wellsford, a 10-lot light- industrial subdivision approximately 50 minutes north of Auckland’s CBD with flexible site sizes ranging from 2800 to over 10,000sqm. The development is currently in the pre-selling phase with earthworks underway and titles expected to be issued in late 2025. Zoned Business Light Industry under the Auckland Unitary Plan, the project will support a diverse range of uses including warehousing, storage, light manufacturing, logistics, distribution, and more, Lennon says.
