56 | Chedworth Properties - Greenhill Park Karen Phelps Greenhill Park ticks off milestones Greenhill Park offers sections ranging from 210sqm to over 500sqm, along with high- density blocks for townhouses, “Greenhill Park has been designed to be a walkable development with a lot of the footpaths three metres wide and extensive green areas, pocket parks, playgrounds, a petanque court and recreation stations.” DEVELOPMENT Hamilton’s largest medium-density development is making significant progress, with new stages opening and a neighbourhood centre on the horizon as Greenhill Park continues its transformation of the city’s eastern corridor. “The sense of community is a big thing that attracts people,” says Brendon Hewett, Chedworth Properties general manager. “Greenhill Park has been designed to be a walkable development with a lot of the footpaths three metres wide and extensive green areas, pocket parks, playgrounds, a petanque court and recreation stations. A lot of the homes are owner-occupied, so a close, tight-knit community is developing.” The 136-hectare development has reached several key milestones, with stage 20 now completed and predominantly built out with new homes. Stage 21 is approaching completion, with titles expected in May 2025, while stage 24 is poised for release shortly. An important development milestone is the completion of Webb Drive, scheduled for March 2025. Brendon says this will serve as the spine road connecting Ruakura in the north, and eventually to the university in the south, while linking to the inland port. Plans for the neighbourhood centre have been updated and submitted to Hamilton City Council for resource consent. Designed by local firm Edwards White Architects – known for the NZ Blood building and new Waikato Regional Council building – the centre will encompass childcare facilities, a bar/restaurant, supermarket, medical centre with pharmacy, and eight retail stores. Greenhill Park offers sections ranging from 210sqm to over 500sqm, along with high- density blocks for townhouses, catering to a variety of housing needs. Modern infrastructure is prioritised throughout, with all sections equipped with essential utilities, including power, water, wastewater, gas connections and fibre optic cabling. The development has partnered with reputable Waikato builders to offer personalised house-and-land packages, though buyers can also choose their own builders while adhering to design guidelines. Show homes throughout the development allow prospective buyers to explore various building options and designs. “The medium-density zoning allows for the construction of at least three-bedroom homes with garages, even on the smaller lots, with the larger lots accommodating five-plus-bedroom dwellings,” says Brendon. The development stands out for its green spaces, with 16 hectares dedicated to parks and recreational areas. Its strategic location provides easy access to Hamilton’s CBD, Chartwell shopping centre, and Te Awa The Base, with the Waikato Expressway offering quick connections to Auckland, Tauranga and Taupo. With over 1600 lots planned in total, Brendon says the development will be home to people across all demographics and life stages. Chedworth Properties brings 60 years of development experience to the project, ensuring high standards of construction and community planning. Currently delivering around 50 sections per year, Greenhill Park has maintained strong sales momentum, with limited stock currently available. “Greenhill Park is well-positioned to meet the region’s growing housing demands and we encourage potential buyers to get in touch, as historically we have had wait lists of hundreds of people, with new releases selling out before people have had the opportunity to purchase, so now is a great time for people to secure their place in the subdivision.” New Zealand’s wetland and revegetation native planting specialists.
