Diack Homes T T Kelly Deeks “We learned quickly that long-term success requires dedicated effort in monitoring performance, ensuring projects run on schedule and within budget.” DEVELOPMENT A well-regarded name in Tauranga’s construction sector, Diack Homes, is now embarking on its most ambitious project to date. As the company celebrates its sixth year in business, it is making significant strides by taking on a large-scale townhouse development, a venture that not only showcases its growth, but also highlights its resilience through challenging times. As for many in the construction industry, the past year was one of the trickiest for Diack Homes, with economic uncertainty causing many potential clients to delay projects due to financial concerns. However, despite these hurdles, the company strategically managed its resources and kept its operations lean. By prioritising financial prudence and maintaining a small, focused team, Diack Homes weathered the storm, ensuring stability in an unpredictable market. “We were fortunate that the year before, we had concentrated on monitoring and holding our profits, which worked to our advantage,” says Cameron Diack. “Now, the projects we priced last year are coming online, and 2025 is already looking much brighter.” A highlight of this milestone year is Diack Homes’ involvement in a seven-townhouse development that marks the company’s largest undertaking yet. The project is driven by a syndicate of five developers, who already have additional projects in the pipeline. With a strong working relationship established, Diack Homes hopes to continue collaborating with them on future developments. “This is our first multi-unit build,” Cameron says. “We’ve completed duplexes before, but never something of this scale. While the construction process remains largely the same, we’ve encountered new regulatory requirements. Fortunately, the client has a project manager experienced in townhouse developments, ensuring that any challenges are expertly navigated.” Currently at the roofing and cladding stage, the project is ahead of schedule and set for completion by July. Though construction always presents its share of obstacles, the process has been largely smooth, thanks to cooperative weather conditions, the responsive Tauranga City Council, and a great team on-site carrying out a lot of work together in a supportive team environment. A major aspect of the Hayes Avenue development has been its intricate drainage system, requiring extensive planning before construction could even begin. With substantial groundwork needed to support the development’s infrastructure, the project has offered valuable learning opportunities for the Diack Homes team. Diack Homes has always been heavily committed to investing in its people. Long-time team member Damien Quarrie has transitioned into a project-management role after placing second in the Bay of Plenty/Central Plateau Registered Master Builders Carters 2021 Apprentice of the Year, and is now undertaking his Level Five Site Management course. Training remains a priority, with one apprentice nearing completion of his training and another new apprentice being guided through his studies. This year, Diack Homes is once again emphasising systemisation, having introduced new foremen, and shifting key personnel into management roles. With Damien stepping into project management, the company’s leadership is evolving, allowing the business to focus more on sales, development, and refining operational efficiencies. “Working on the business, not just in it, is what will keep us moving forward,” Cameron says. “We learned quickly that long-term success requires dedicated effort in monitoring performance, ensuring projects run on schedule and within budget, and keeping both our clients and team satisfied.” PROVIDING QUALITY SERVICE FOR ROOFS THAT LAST Longrun Colorsteel • Re-Roofs • New Roofs • Repairs PH. 571 6682 M. 0272 850 120 W. www.coldrickroofing PROUDLY SUPPORTING DIACK HOMES We measure, design, manufacture and install: Wardrobes | Sliding doors | Home offices | Linen cupboards 64 Courtney Road, Gate Pa, Tauranga | 07 578 2313 bayofplenty@wardrobeworld.co.nz | www.wardrobeworld.co.nz WINDOWS & DOORS Mt Maunganui | 07 575 5074 • Aluminium windows & doors • Replacement joinery • Free quoting service • Metro Series • Architectural Series • Thermal Heart Email: sales@epicwindows.co.nz 45 Newton Street Proud to support Diack Homes ...we o er competitive rates and a range of interior and exterior painting services.
