Rental returns are also strong here with favourable ROIs compared to comparable new builds in Tauranga and Papamoa.” DEVELOPMENT Sales are steady at Flowerday Homes’ Te Mania development in Te Puke, and the company is very happy with how the development is taking shape, says owner Rik Flowerday. “In what has been a challenging market, 33 of 43 packages in stage 4 have sold and we will be releasing another 33 house-and-land packages in stage 5 later this year,” Rik says. “Senior staff at Western Bay of Plenty District Council have praised Te Mania, describing it as one of the best examples of a medium-density subdivision they have seen,” he says. Master-planned by award-winning firm Isthmus, known for creating spaces that connect land, people and culture, the development features green spaces, wide footpaths, extensive landscaping and native trees. Seventy-two homes and a playground in the first stage of the development are now complete, and Rik is proud that most of the construction waste has been successfully diverted from landfill. The community, built on three former kiwifruit orchards, will eventually consist of more than 350 homes.
