This is a leasehold arrangement with a huge advantage of being able to keep any potential capital gains made if people decide to sell in the future.” Meanwhile at Terrace Views Papamoa, the company is addressing another market need for larger family homes. It has just completed a two-storey, 388sqm, five- bedroom, five-bathroom family home. “These days, there is more demand for multi-generational or home-and-income-type properties,” explains Tony. “These can be challenging to build here due to availability of land and council regulations. But in other parts of New Zealand, councils have recognised the shortage of these types of projects and are removing barriers and actively promoting it as an option.
