The development, spearheaded by established Auckland developer Ockham Residential, represents the first phase of what will become one of Auckland’s most ambitious brownfield developments. The project is part of a wider, 40-hectare redevelopment of the Te Auaunga Precinct, stretching from the former Carrington Hospital to Unitec. “Toi isn’t just another apartment building – it’s the foundation stone of an entirely new community,” explains William Deihl, chief executive officer of Ockham Residential. “What makes this project particularly special is its role in shaping the future of this significant piece of Auckland’s landscape.” The building’s distinctive design features verdant green, glazed brick walls, inspired by harakeke (New Zealand flax) and incorporating patterns influenced by the tukutuku panels of Hotunui, the historic Ngāti Maru meeting house now housed in Auckland Museum. With 65 apartments ranging from studios to three-bedroom units, Toi aims to cater to a range of residents. Prices range from $535,000 for studios, to upwards of $885,000 for three-bedroom apartments. The building will feature high-quality specifications, including double-glazing, concrete floors, and superior acoustic privacy measures between apartments. The wider Maungārongo development represents a significant milestone in Auckland’s urban evolution. The area will be developed through a unique three-way partnership between Māori tribal collective groups (rōpū): Marutūāhu, Te Waiohua, and Ngāti Whātua, following their 2014 Treaty settlement. Marutūāhu’s portion, where Toi will be situated, encompasses over 10 hectares near Point Chevalier Village. The development is a product of the Marutūāhu-Ockham partnership, marking their sixth collaboration. This partnership brings together Ockham’s development expertise with the deep cultural connection and multi-generational perspective of the Marutūāhu Confederation, which comprises five iwi (tribes) with historic ties to the Auckland region. “The name Toi, meaning art or knowledge in te reo Māori, reflects our commitment to creating something that goes beyond mere residential spaces,” says William. “We’re building the foundations of a community that honours both our cultural heritage and our vision for Auckland’s future.” Ockham Residential brings considerable experience to the project, having completed 18 developments with over 1400 homes across Auckland. The company’s track record has earned it a reputation for quality and reliability, with half of its sales coming from repeat buyers or referrals. William says Toi’s location offers residents exceptional connectivity, situated between Point Chevalier and Mount Albert, with easy access to public transport and the Northwestern cycleway.
