AMR Developments High-end homes in a leafy subdivision T T Virginia Wright DEVELOPMENT Located a block off the main street in the popular and accessible Matakana Village is the upmarket, bespoke, residential development, Torea Park, with its final phase now being completed. For the last 10 years, Torea Park has been the focus of AMR Developments, a family business established some 35 years ago by builder Andrew Reeve and his wife Christine. They bought what was then a large horse paddock, 25 years ago, relocated a house on to it, and rented it out until the idea for the current high-end development took shape. It was a new idea for Matakana at the time, and its success proves the timing was perfect. In total, it’s a 15-lot subdivision with all sites between 800sqm and 1000sqm in size. Since the first phase of the development got underway, Andrew has gained two sons-in-law in the wider construction industry with skills that easily fit into the family business. Landscaper Willem Rowe from Torea Landscapes ensures the gardens in the development complement each other as much as they complement the dwellings, while quantity surveyor and project manager Jono Webb puts his experience to good use running the day-to-day workings of the development on and off site. “As a developer, you need someone to manage it and you need someone to do the landscaping so it makes sense to keep it inhouse while working with local companies for design that complements high-end architectural houses,” says Jono. “Making use of high stud heights, single-level dwellings and selective colours ensures the overall look and feel of the subdivision is consistent, and the end result achieves a seamless flow of houses that work in with each other, all tailored to the high end of the market.” The houses have been architecturally designed by DAA Architects, with special care taken to ensure that while the development looks good as a whole, each house stands alone in its individual design. Stages 1 (three lots) and 2 (five lots) are complete, and stage 3 is well underway. Of the seven houses, only two remain to be finished, with the same local building crew moving seamlessly from one house to the next as groundworks are complete ready for foundations to begin. “We’ve got a regular team of local builders, electricians and plumbers and so on, who all know each other and we’ve used them since day one. There’s loyalty going both ways, and there’s a lot to be said for using locals. There’s less time travelling, and if anything goes wrong they’re right there. Some of them went to school together and work together on other projects so they have strong relationships already. Why would we go and employ somebody from miles away when we can get them on our doorstep?,” says Jono. A few of the earlier completed builds have changed hands over time, and the remaining are well sought after in the already leafy neighbourhood. “Along with the decision to go with highspec finishes, we work closely with interior designer, Madeleine Webb and landscape designer, Kirsten Sach, whose designs complement the dwellings and make the street look already established,” says Jono. The family behind AMR Development remains united in the desire to create something unique for the high end of the market. Each house is carefully designed for sunshine and privacy, making the best of its spacious section’s specific attributes, standing on its own merits while comfortably contributing to a sense of being part of a well-established neighbourhood within easy walking distance of everything Matakana Village has to offer.
