TK Lake Gardens DEVELOPMENT Making home ownership accessible T T Karen Phelps For those looking to build a new home in Waikato at an affordable price point, First Choice Homes’ subdivision in Te Kauwhata, through its subdivision arm TK Lake Gardens Limited, is set to deliver 203 sections to the market. The company, which acquired the 14-hectare block of former farmland at 43 Scott Road in 2021, is offering lot sizes ranging from 370 to 600sqm. “We are pricing the sections and house-andland packages to ensure people can obtain finance more easily, no matter whether they are investors or first-home buyers,” says Tak Choy, company director at First Choice Homes and TK Lake Gardens Limited. First Choice Homes markets itself with a simple ‘ABC’ approach to home ownership: choose a house plan, select from current subdivisions, then pick a section to fit one’s dream home. Choy says this streamlined process aims to make property ownership more accessible to New Zealanders seeking value for money. Of the 80 sections currently titled and available for sale in the first stage of the development, approximately half have already been sold to builders. The remainder will be offered as house-and-land packages directly through First Choice Homes. Construction is already underway with six houses in progress. “We focus on affordable three- to four-bedroom homes with single garages, delivering quality without the premium price tag,” explains Choy. With the subdivision being located just a one-minute drive from Te Kauwhata’s town centre, Choy says the completion of the Waikato expressway has further enhanced Te Kauwhata’s appeal by reducing commute times to major urban centres. The town’s location also provides locals with relatively easy access to both west and east coast beaches, with destinations like Raglan and the Coromandel Peninsula just over an hour away. Choy thinks the area will likely benefit in the future from a train station as the population grows, as there is a railway line running through, that would connect residents to both Hamilton and Auckland. Although nothing is certain about this, it would certainly benefit the area, he says. Choy says there is a growing trend of city dwellers seeking refuge from urban pressures. Te Kauwhata, surrounded by agricultural, horticultural and viticultural industries, offers a village lifestyle as well as a popular golf course just by the town fringe. First Choice Homes also has two other subdivisions in the pipeline: Miharo Parklands and Kingsville in Ngaruawahia, while the Rototuna Villas in Flagstaff, Hamilton are selling very well, with 60% consents completed last year. For potential buyers, the company offers flexibility. While it puts together house-and- land packages for the public, it also sells sections directly to those who prefer to work with their own builders. As housing pressures continue across New Zealand, First Choice Homes is positioning itself as a solution provider through its development strategy. “We make it easy for more New Zealanders to purchase or build beautiful new homes that offer exceptional value for money,” says Choy. “If people are looking to purchase a new home or arrange for a house-and-land package, at First Choice Homes we have something that will suit their needs and budget.” Schick Civil Construction is proud to have constructed the TK Lake Gardens subdivision development * Rural and residential subdivision * Topographical Plans * Subdivision Civil Design * Construction Supervision * Boundary Redefinition * Building set out * Unit titles Proud to be creating stronger communities with TK Lake Gardens BLUE WALLACE SURVEYORS Providing surveying services since 1994 - NZ Wide.
