Kotare Properties DEVELOPMENT Waikato-based land development company Kotare Properties is providing a variety of affordable housing options in sought-after North Island locations, which has opened the market to a wide range of buyers. Kotare Properties specialises in high-quality subdivisions, and their latest development Kotare Park Stage 2 is currently underway with earthworks and retaining walls being completed. Stage 2 will provide a first release of 45 residential sections this month (March). Speaking with Business North magazine, Kotare Properties Sales Manager Amanda Tunley said: “we have already had high levels of interest off the plans for our first release coming soon which is very positive”. “It will be released in stages and will have a total of 102 residential sections ranging in size from 400m² to 730m², 30 compact housing sections, five apartments and a commercial area which will include a café and small grocery store.” Stage 2 is a nice follow-on from their recently completed Kotare Park, she said, and features 64 residential sections, 30 affordable compact and townhouse sections, playground with BBQ and bathroom facilities, along with a walkway/cycleway that will connect the two developments. “All these upcoming projects reflect our commitment to delivering high-quality, affordable housing solutions in the Waikato region,” Amanda said. To assist buyers with accessing bank loans easier, Kotare Properties currently has completed four compact houses as part of two duplexes at the Kotare Park development in Cambridge that will shortly hit the market as house and land packages. While they have different cladding and street appeal, the duplexes have a similar interior layout with three bedrooms, two bathrooms, separate toilet, balcony off master bedroom, single carpeted garage, and open plan kitchen, living and dining. “The duplexes are visually different, so provide an architectural uniqueness but also a low maintenance home for buyers or investors,” Amanda said. Building consent has been granted for the townhouse block with seven homes ranging from three to four bedrooms, and building consent is also underway for more compact housing duplexes within Kotare Park, which are available for sale with the sections to the open market to build. Each section will have a freehold title. Meanwhile, the company is also working on a compact housing block in their recent development at Kotare Heights Te Awamutu. “We are looking at approximately 42 affordable compact homes to be designed as single and double story duplexes,” Amanda said. These freehold sections are situated at the top of the development, providing stunning rural views out to Mount Pirongia and Mount Kakepuku. The designs aim to present affordable homes to the market which are perfect for first home buyers, downsizers and investors, providing low maintenance designs that are unique and will hold value for many years to come, she said. Kotare Heights is ideally situated next to the new Arvida Whai Mauri Ora Retirement Village and in close proximity to the Te Awamutu CBD and Pirongia Village. “Our focus has always remained the same, to deliver high-quality subdivisions at an affordable price that vary in section sizes to cater to diverse budgets. “This approach makes our developments particularly attractive to first-home buyers, young families, and local builders wanting to provide house and land packages.” The company has also ventured into Taupo with a residential development currently in the consent and subdivision design process and to be released for sales in the near future.
