| 19 Proxima Residences Karen Phelps Proxima Residences have been designed to be incredibly liveable with large balconies and a high quality of fitout, says developer Vanessa Tam. DEVELOPMENT Views, space location and quality fitout Proxima Residences is tucked away in Eden Terrace near Upper Queen Street and offers great value for such a central location, says developer of Proxima Residences, Vanessa Tam. “You are out of the hustle and bustle yet in a really great transport hub for access to the motorway and with the Mercury Lane train station just a five minute walk away,” she says. Located at 45 Randolph Street, Proxima Residences offers 67 apartments set over nine levels including 2.5 levels of car parking. Options range from one bedroom to one bedroom plus study, two bedrooms, three bedrooms, four penthouses and one sub penthouse. Vanessa says a key point of difference is the large amount of space. “They have been designed to be incredibly liveable with large balconies - that in many cases run the full width of the apartment - and a high quality of fit-out not seen at this price point,” she says. Sitting well above sea level on the eastern rise of Newton Gully, Proxima Residences has a north-facing aspect for great sun and spectacular views. Every side of the building has an interesting outlook with many of the units having incredible views out to the CBD, Waitemata Harbour, Waitakere Ranges and Mt Eden. Inspired by the varied urban landscape surrounding the site, Construkt Architects have designed a refined building that feels at home in this architecturally diverse neighbourhood. The development has a sophisticated palette of naturally finished concrete, tonal metallic cladding and large faces of glass with timber soffits to add a touch of warmth to the monochromatic visage. The two bedroom units, which form the majority of the development, make a good showcase of what’s on offer. In all three of the two-bed layouts, the master bedroom and open plan living extend into the terrace through large, floor-to-ceiling sliders. The master bedrooms also feature walk-in wardrobes and ensuites, a simple luxury often missed in this size of apartment. The worldclass kitchens are from Matisse, an international kitchen design studio whose clientele includes the world-renowned chef and restaurateur Josh Emett. The modern bathrooms feature fully tiled walls, frameless glass showers and a wall-mounted toilet. The full-width mirror cabinet and shelf below provide plenty of storage. Vanessa says that all the penthouses have vast outdoor living spaces that flow from the substantial open plan living areas. They also offer the sorts of features found only in luxury homes: multiple living spaces; large kitchens with island and scullery; feature entrances; plentiful storage and separate laundries. Proxima Residences is under construction with an earmarked completion date of January 2024. Director of Oak Project Management, Dan Mawdsley, says that Kalmar Construction is doing a fantastic job and their involvement gives buyers assurance. “Kalmar has some of the best expertise in construction so purchasers can be secure their apartments will be completed to the highest quality,” says Dan who has delivered over 2000 apartments in the past 23 years. “With a fixed price contract locked in with Kalmar Construction this provides purchasers with further security.” At a starting price of just $749,000, Vanessa says Proxima Residences has had a really positive market reception. “We want Proxima to redefine and elevate what urban living means for Kiwis.” Proud Supplier of Air Conditioning & Ventilation Systems for Proxima Residences 35F Constellation Drive, Rosedale, Auckland PHONE: +64 09 476 9474 admin@airmark.co.nz www.airmarkgroup.co.nz ll i i l l i i i
