Copper Crest also includes a centrally located amenities building hosting social gatherings in the bar with a dancing area, and also provides residents with a heated swimming pool, spa, gym, snooker table, table tennis space, two bowling greens, and a hair salon. Justin says projects such as Copper Crest are challenging to design and deliver and the site at Copper Crest didn’t make the job any easier but also presented advantages. The natural gradient of the site had approximately 15 metres of level difference over the length of the site and while this introduced design challenges it affords good outlook and expansive views to Mount Maunganui, the harbour and ranges beyond. Justin says the building sits within the landscape and there is a lot of connectivity back into the village. Justin says the configuration of the project also kept sustainability in mind. The building, designed by Ignite Architects, has a simple envelope, which maximises surface area to volume ratio for higher air quality control, and air temperature efficiencies with the three-tiered building, maximising sunlight and passive air flow circulation. The simple envelope also maintains clean insulation planes for improved continuity of insulation while the regular windows with high lintels mean natural light goes deep into spaces reducing the need for artificial light. The generous balconies allow the use of outdoor spaces to extend the living environment. Materials have a low maintenance finish resulting in lower on-going maintenance costs, resource demand, and extend life and durability of materials. The mechanical heating/cooling system has adopted a HVRF system, allowing a lower percentage of refrigeration gas that’s pre placed with water. Facility control is stand alone, with central panels allowing for ease of operation adding simplicity over a complex HVRF system. This HVRF system also offers room comfort control the care and dementia rooms and also the common lounges. Other initiatives include the convenience of scooter parks reducing car dependency, encouraging walking and resulting in community integration, with wider regional public transport links directly outside the building. Copper Crest was built by Arvida in a direct delivery model which meant it had control over delivering a high level of quality and design outcome, says Justin. He cites excellent cost management, efficient design, and strong locally based sub-contractors’ relationships with companies that wanted to collaborate directly with an owner operator as the keys to success. Justin says it was important to enter the Property Council New Zealand Awards to acknowledge the efforts of the whole team: “We’re very proud of Copper Crest and it’s been hugely successful and sold down very quickly. We like to think we’ve been pioneers and leaders in the market and it’s important to celebrate that introduction of industry leading strategies in care.” The same successful team is now delivering Arvida’s next Living Well project at Lauriston Park in Cambridge, which is due for completion early 2023 and will deliver 63 care suites. The next project will be Bethlehem Shores in Tauranga, which will deliver 53 apartments and 54 care suites.
