| 67 James Kirkpatrick Group ‘Landmark’ building for K Road Richard Loader JCY Architects’ design has utilised engineered wood throughout the upper levels “Timber enables the permanent capture of carbon, as opposed to other building materials such as steel, which is extremely carbon intensive to manufacture.” DEVELOPMENT Auckland based family owned and operated property investment company James Kirkpatrick Group Ltd (JGKL) has embarked on a major redevelopment of a 1970s concrete building it owns in Karangahape Road, embracing the opportunity to bring it in line with its wider green portfolio. The building has been part of JKGL’s property portfolio for many years, and consisted of two basement levels and a ground floor retail area with mezzanine. While the two basement levels have been retained for carparking and end-of-trip facilities, the existing ground floor will be replaced with a modern retail showroom, and three new levels of offices, creating a stylish building designed for sustainability. While staying faithful to the K Road heritage as much as possible, retaining many of the basement structural elements and concrete columns, JCY Architects’ design has utilised engineered wood throughout the upper levels, creating a contemporary and appealing spin on the building. “We now have an internal structure that heroes LVL and glulam timber, leveraging on the original concrete structure as much as possible,” says Project Manager Aoife Mac Sharry. “Embodied carbon is front of mind for us. Timber is unique as a building material because it enables the permanent capture of carbon, as opposed to other building materials such as steel, which is extremely carbon intensive to manufacture. We’re targeting a 6 Green Star rating for this redevelopment.” Green Star certification is a formal process managed by New Zealand Green Building Council (NZGBC), which assesses the important elements of a project’s sustainability across key categories to rate a building’s performance and environmental impact. “You get points across various categories including low carbon, enjoyment of environmental quality, transport networks, and that the operational side of the building has been well thought through. “Green Star is the best way to keep ourselves on track and ensure we maximise the sustainable features of the building. Our Green Star Accredited Professional is Tricia Love Consultants – they are working with us to ensure we achieve that 6 Star rating – which is currently considered world leading.” Aoife says the redevelopment has been independently assessed as having a 131% improvement in carbon reduction to a standard build based on Life Cycle Analysis, the hybrid materials superstructure of sustainably sourced LVL and Glulam and minimum 90% diversion of waste from landfill. There will also be a 50% reduction in power demand with solar panels providing all the energy to the common areas, with many other standard sustainable features included like automated LED lighting and regenerative drive lifts, low-E double glazing to reduce noise and regulate thermal comfort and lowflow water fittings with grey-water reuse, and rainwater harvesting. The redevelopment is expected to be completed early 2024. “I’m very fortunate to have the opportunity to work on something like this, and for it to be a green sustainable site is massive for JKGL as a company and for me personally.
