58 | Carrus Corporation: Ngā Roto Estate T T Karen Phelps Ngā Roto Estate sections snapped up “Located on an elevated landform to the west of the Mission Estate Winery, Mission Hills will be a world class residential subdivision.” DEVELOPMENT Carrus is about 75% through developing residential sections in its successful subdivision Ngā Roto Estate. Titles for the stage 11 comprising 55 lots have just been issued. All stage 11 lots were sold via tender last year and the average size of the sections was 655sqm. Carrus managing director Scott Adams says it’s a great time for people to purchase land in its latest stage. Carrus does also have a limited amount of lots of 950-1000sqm coming up in future stages that could be purchased and later subdivided into two or alternatively be kept as one large section. He says as Nga Roto Estate is currently the only master planned low density subdivision at that particular end of Taupo and is close to the lake, airport and other amenities, it’s been popular with builders, local private buyers and out of town buyers wanting to relocate to Taupo. The first sections from Ngā Roto Estate were released to the market in 2017 and upon completion Nga Roto Estate will comprise around 650 lots. There are still three stages left to build totalling approximately 150 lots. Nga Roto Estate is conveniently located off Lake Terrace, set back off the road within great proximity to future retail convenience stores, Three Mile Bay boat ramp, good schooling and recreation facilities including on Lake Taupo itself. All sections within Ngā Roto Estate come with covenants registered to each title to protect each landowner’s investment. Carrus was formed by Sir Paul Adams in April 1990 and over the past 30 years, Carrus has developed and sold over 8,000 residential sections throughout the North Island and built and managed many commercial buildings. Based in Tauranga and organised in a tightly focused team, Scott says that Carrus is acknowledged as one of the Bay of Plenty’s regional leaders in land development and property management. “Carrus is an experienced land developer with an established track record having proven expertise in planning and design, project management, sales and marketing, and all aspects of financial management. The list of successful developments to date reflect a genuine capability to provide innovative professional management of every development from planning and design through to landscaping and features to ensure there is a quality product which, most importantly, benefits the end section purchaser,” explains Scott. He says it is partly this trusted reputation that has seen Ngā Roto Estate sections selling quickly. People are advised to register expression of interest via ngarotoestate.co.nz Presently Carrus has two other large residential developments in progress. Aotea (aoteaporirua.co.nz) has been hugely popular and the 246ha development is in its last stages of construction comprising residential, neighbourhood commercial, retirement village and recreation areas. People can purchase sections where they can design and build their own home or an already designed house and land package. Carrus has also just started a new exciting project in Hawke’s Bay called Mission Hills. “Located on an elevated landform to the west of the Mission Estate Winery, Mission Hills will be a world class residential subdivision,” says Scott. The development is being delivered under a joint venture consortium including Carrus Group, The Gillespie Family, Higgins Family Holdings Ltd and Hawke’s Bay based Wallace Development Company Limited. Scott says Mission Hills will be a highly walkable neighbourhood with safe, pedestrian friendly streets and a series of interconnected paths that maximise experience of the natural topography, landscaping and views. A centrally located neighbourhood centre will include boutique retail and amenity, residential apartments, car parking and a community reserve with playground and facilities to host events.
