The project will deliver more than 300 hundred sections in a master planned setting with a sense of community and plenty of greenspace at its heart. One of the partners on this joint venture is Rik Flowerday of Flowerday Homes. “Te Puke is the heart of the kiwifruit industry in New Zealand and for every hectare of gold Kiwifruit, two full time jobs are created,” says Rik. “ Because there is a shortage of housing, Te Puke also has a real labour shortage. Not only does Te Puke have demand for housing, so does the greater Bay of Plenty region. “There hasn’t really been any greenfield land for sale for sections. “Flowerday Homes can’t get sections off land developers, because it’s all sold and built on. So that was a big draw for investing in this parcel of land.” The development, which encompasses just under 20 hectares, consists of three kiwifruit orchards that were all zoned residential — 81 and 83 Dunlop Road, and 69 Whitehead Avenue. The development started back in 2018 when Stratum Consultants were engaged to assist with the resource consent, surveying and design for 83 Dunlop Road. Following the first Covid lockdown in 2020 it became apparent that the need for land and new houses had not dissipated because of the pandemic – if anything they had grown. At this time the two neighbouring blocks of land were also purchased. “While the land had kiwifruit vines on it, the Western Bay of Plenty District Council had already zoned the land residential, and it was in the infrastructure plans for it to become part of the town. It just needed someone to come along and make it happen. “The development is at the end of Dunlop Road, one road over from Cameron Road where Te Puke Primary, Intermediate and High Schools are, so it’s a very good location. “When we purchased the two neighbouring blocks, we engaged Isthmus Group to develop a master plan and help with the vision for the development. They have been involved with a lot of large-scale residential developments. “The heart and soul of Te Mania is a community that people want to be part of and love living in — a place they are proud to say, ‘this is where we live. We’re proud that we’re delivering on that vision,” says Rik.
