Phill Yates and son Calvin lead Auckland residential building and development business Halcyon Homes. Phill’s been in the building industry for more than 50 years and carries LBP registration while Calvin holds degrees in Commerce and Property from the University of Auckland. Together, along with other key senior staff, they manage a company that has secured a strong reputation. Their work in Auckland is concerned with construction of multi-unit as well as standalone homes. Prior to coming into the family business Calvin had worked for Barfoot & Thompson as a Senior Property Manager. He was due to go overseas when COVID arrived, closing borders, so that unforeseen situation caused a rethink and the decision to launch the Halcyon Homes Brand in partnership with his father Phill. “With my background and training it was a good time for us to start working on our own development projects, starting with multi-unit precincts in Papatoetoe and Howick. Since then we’ve never looked back.” Halcyon Homes, as a brand, was formed late 2020. Calvin credits his dad’s longevity in the construction sector to propelling the solid establishment of the business. “It is about history and relationships formed. Dad’s work was well known and the quality speaks for itself.” While Phill oversees the working on various sites, Calvin interacts with architects and engineers to create the development design and see’s through all the consenting and council processes. And when asked about the quality of the builds Calvin says his dad and the team of builders never ever take short-cuts. “This attention to detail makes a difference, even when there may be a replication of home design on a site. We make sure, in the design, that the floorplan works sensibly and is as space efficient as possible for those living in them.” The majority of the homes are sold ‘off the plans’ and a process of working with purchasers takes place to individualise colour choices, kitchen design, flooring surfaces etc. “It is not design and build, but there is room for personal tastes to be incorporated. We try to steer away from the standard cookie cutter model.” In February, two active projects were underway, one 10 Unit development in Mangere, the other a 7 Unit development in Mangere Bridge. The 10 units in Mangere will be leased to a local social housing trust providing valuable accommodation for families in the Mangere area. The 7 units in Mangere Bridge are all built to be sold and a currently available to purchase off the plans. Reflecting back on the COVID era, Calvin says Halcyon Homes came through the challenges well. “In terms of cost and availability of materials and contractors over the 2 ½ years there have been dramatic increases but over the last six months things have got better and the outlook is optimistic.” Halcyon Homes engages with builders who contract to them. Calvin says looking at the bigger picture, building in Auckland, there are tensions with the Unitary Plan. “The consenting pathway is slow, given the huge amount of building going on in the city and lack of staff, which adds further frustration at times.” With Phill’s longevity in building, Calvin says that he is now transitioning out of the day to day site management operation to a more consultancy role.
