The central Waikato property market is presenting some of the most compelling opportunities for new home buyers in years, with house and land packages across Cambridge, Matamata, Te Awamutu and Morrinsville offering exceptional value compared to the major centres, says Scott Duncan, Operations Manager at Generation Homes Central Waikato. “The region has seen a marked shift in buyer demographics, particularly in Matamata, where relocators from Auckland and Tauranga have been arriving in significant numbers,” says Scott. “People have been realising they can get three times the size section, double the size house and pay $100,000 to $200,000 dollars less than what they would in Auckland or Tauranga. That bang for buck is genuinely hard to argue with.” That momentum is reflected in Generation Homes’ presence at the Maea Fields development in Matamata, where it has a show home showcasing the Koha Iti plan, a 155 square metre, three-bedroom home designed for contemporary family living. With multiple stages of the development still to come, Scott says Generation Homes Waikato Central has plenty of house and land package opportunities available for buyers looking to get into the area. Cambridge continues to be one of the region’s most consistently strong markets. Generation Homes Waikato opened a show home at Grace Park in May 2025 with Scott saying sales have been strong since launch. “The Grace Park development sits within Cambridge’s sought-after Norfolk Downs area and offers section sizes from 500 to 702 square metres on flat, easily maintained terrain. We have house and land packages available,” he says. A second Cambridge show home is due to open in September or October at Te Awa Rise in Leamington, a high-quality subdivision that Scott describes as a cut above. “Every home in Te Awa Rise will be a custom, design and build home. No two houses will be the same. It is a high-end subdivision and the new show home reflects that,” says Scott. The new show home, based on the Pekapeka plan, spans 219 square metres and features four bedrooms, a dedicated study, two living areas, a kitchen with walk-in scullery and central island, covered alfresco and a double garage. It is located at 32 Keri Rua Road, Leamington. Te Awamutu, meanwhile, is emerging as an area of growing opportunity. Generation Homes is currently working within the Waipiko Landing development where it has a show home open on Waipiko Drive. “The proximity to both Hamilton and Cambridge, combined with the current availability of land, makes it an attractive prospect. Good opportunities exist for buyers there,” says Scott. In Morrinsville, Generation Homes is ready to assist clients with design and build projects on their own sections, and can also help buyers identify suitable sections where a house and land package can be structured. Scott says what sets Generation Homes apart from competitors is particularly its fixedprice contract model and the fact it operates as a joint venture rather than a franchise system. “As one of the top builders in Waikato Central we’re known for our guaranteed fixedprice, reliable timeframes and transparent communication. With Generation Homes, people can build with confidence knowing their home will be delivered on time, on budget and to the highest standard.”
