Each stage of the development functions as its own distinct village, separated by planting and natural features, says Rangitahi General Manager Sam Laity. The first three stages, along with Stage 3.1, known as The Plateau, a centrally located substage that serves as the junction connecting Rangitahi’s various neighbourhoods and its commercial and wellness hub, are fully sold out. Stage 4, The Sanctuary, a neighbourhood cocooned within its own landscape and characterised by extensive native planting, has just one opportunity remaining. The newer releases are Stage 5, The Landing, which currently has 20 lots available, with half already sold. Sections range from 385 to 550 square metres and enjoy north and northeast facing aspects, sheltered from prevailing winds, with sunrise views. The Landing takes its name from the historic homestead and stone wharf that once fronted Opotoru Creek and will ultimately offer 60 lots in total. In a significant addition to the stage, a further 20 prime waterfront sections ranging from 550 to 1,500sqm have just been released. The Landing sits a short stroll from Rangitahi’s planned commercial precinct, which will include a café, restaurant, day-care, a selection of retailers and public recreational facilities including a tennis court, a half basketball court and a playground. A 10,000sqm park with walking tracks will separate The Landing from the stage that follows. The newest release is Stage 5.2, The Hideaway, comprising 20 lots of which around a third have already sold. Titles are expected to issue in mid-August. “These are a slightly unique product for Rangitahi as we wanted to offer something different to the market,” says Sam. “They are urban lifestyle blocks with average section sizes of around 2,000sqm. Most sections offer a flat building platform on the western side of the peninsula, with outlooks from north to west towards the Raglan Golf Course and Mount Karioi.” Stages 6 and 7 — The Stables and The Knoll — are yet to be released, though Sam says both promise striking positions. The Stables faces east across the wide-open head of the estuary and The Knoll is bordered by wetlands and native bush with views up the estuary towards the Raglan township. Sam says heavy investment is also being made in amenity. The on-site walking track network has been extended and upgraded, and residents are making full use of it. He says a small café called The Hut has also become a popular drawcard on site. Residents benefit from a community orchard featuring avocados, citrus and grapes, fruit trees lining the walking tracks, and an olive grove with aspirations of producing cold-pressed olive oil with the first harvest anticipated next season. Construction is also about to begin on a new two-storey office building in The Plateau, with 100sqm on each floor. Rangitahi will occupy the upper floor, while the ground floor is being offered as a commercial tenancy. Work is set to start at the end of July. A purchaser has also acquired land within the development for an early childhood centre catering to 70 children, with siteworks expected later this year. The brainchild of the Peacock family who have farmed the Raglan area for more than 30 years, Rangitahi will eventually have a total of around 650 homes. Sam says the Peacock family has presented plans to the Raglan Community Board for a public swimming pool in the development. Land for this project will be provided for free in Rangitahi then funding sought for the construction of the building.
