| 21 Salvation Army - Meridian Construction: Grandview Terraces Kelly Deeks Social housing units respond to need The Salvation Army is building 31 social housing units at its Grandview site in Hamilton. REGIONAL DEVELOPMENT The Salvation Army’s commitment to responding to people in need has the charity building a further 31 social housing units at its Grandview site in Hamilton, creating a community for families who are currently doing it hard in emergency housing. The new units include six one-bedroom, 12 two-bedroom, eight three-bedroom, and five four-bedroom homes. They join 40 one-bedroom units already on the site since the 1980s. “There is a need for larger homes for families in the Hamilton area,” says Salvation Army social housing director Greg Foster. “People are in desperate need for housing, and the Salvation Army wants to respond to that need. We see a tremendous need there. Some families are really doing it hard right now around housing. They can’t afford housing, they might be living with family members or they might be in transitional housing or emergency housing in a motel.” The build at Grandview includes a new community hall with offices where a number of Salvation Army staff will be based, allowing them to quickly respond and support tenants. “Our staff will be located right in the middle of the community, so if tenants need support in any way, we can provide wraparound services right there on the doorstep.” Community events will also be held at the hall, building that sense of a community that supports one another. The community created with this development is a focus for the Salvation Army, which is adding green spaces, play areas, and a basketball court to the site. “We have tenants in our homes there who are in their 90s, and some have been with us for more than 30 years. It’s quite a little community down there already. “With our new units, we will be taking people out of transitional and emergency housing and putting them into a community where they can live as long as they want.” Interestingly, neighbours of Grandview did approach the Salvation Army with concerns around having a social housing development in their backyard, without realising there had been 40 units there for the past 40 years. The Salvation Army has been building social housing in Auckland with Meridian Construction for the past three years. The design and construction methodology has been settled on and is being rolled out on new developments. “We are very excited to be building with Structural Insulated Panels (SIPs) which provides great insulation and results in much lower heating costs,” Greg says. “We want really warm and dry homes for our whanau, so they won’t have to spend as much money on heating. “Even though we have provided heating, most of our tenants in Auckland have never used their heaters because they are so warm in their homes.” Meridian Construction is building the Grandview project with local subcontractors and suppliers. This project is being partly funded by a generous legacy left to the Salvation Army by local Hamilton farmer Mr Hoy, who left a number of million dollars to be used to help people in need in the Hamilton area.
