Apartment building a winner The glamorous Marlborough apartment building at Launch Bay in Hobsonville Point is the latest example of Kalmar Construction’s excellence in construction, taking out the Projects $10-$25 million award at the 2022 New Zealand Building Industry Awards. For more than two decades, Kalmar Construction has successfully delivered all shapes and sizes of construction projects throughout Auckland, including retirement villages, industrial units, hotels, hospitals, commercial spaces, and apartment buildings. It is Launch Bay’s first architecturally designed apartment offering and has even given first-home buyers the chance to secure their spot in this premier precinct via the Axis programme. It features 39 one, two, and three-bedroom apartments with all floors accessed by internal lifts, and the upper floors enjoying extensive views across the upper reaches of the Waitemata Harbour. Sizeable balconies on the upper floors and generous patios on the ground floor provide a private outdoor living area for each apartment. The waterfront location of the Marlborough meant the building’s external facade needed to tolerate high winds and be impervious to constant sea spray and salt. High-specification materials were required to counteract the natural elements, ensuring weather and watertightness as well as providing a sophisticated architecturally luxurious appearance. With brick cladding, rounded corners, and cedar soffits, the Marlborough’s exterior is elegant, and the easy-living, low-maintenance lifestyle is immediately apparent. A stylish lobby includes the added convenience of a bike storage room and the peace of mind of an intercom system. Nick says from the outset, completion of the Marlborough was challenging. Immediate site possession after the contract was awarded left the Kalmar team with no up-front procurement time. With Covid extending lead times across the construction supply chain, Nick quickly understood these challenges and worked through optional design detail changes and alternative program sequencing to mitigate these issues and ensure construction would stay in line with the program. The nearby Whenuapai Airport also posed an issue as the Marlborough lies directly on the final approach path for planes. An air rights application required lodgement with the Civil Aviation Authority and as this process can take up to 90 days, Kalmar included this process as part of their commitment to the client. Nick worked diligently to expedite the air rights application, and managed to save two months across the process, ensuring construction aligned with the program schedule.
