20 | Five Green Star rating The high-stud warehouse, standing at an impressive 12 metres, boasts drive-around access for efficient truck flow. T T from page 18 PFI & Haydn & Rollett: Springs Road Development DEVELOPMENT Design innovation plays a pivotal role in PFI’s strategy, evident in the orientation of the building to mitigate heat build-up and the retention of native trees along the site’s frontage. Landscaping considerations have been integrated to address stormwater issues, solidifying the commitment to best-in-class industrial facilities. The high-stud warehouse, standing at an impressive 12 metres, boasts drive-around access for efficient truck flow and prioritising health and safety for workers. Simon emphasizes the long-term vision for the site, noting that upon completion, the intention is to remove remaining structures and open up another five hectares for future industrial developments. “As PFI embarks on the Springs Road Development journey, it not only reinforces our commitment to sustainable industrial development but also underscores our role as long-term stewards of intergenerational planning. The relationship with Fisher & Paykel Appliances, spanning over two decades when we built their original building on this site, is indicative of PFI’s commitment to sustained partnerships that extend well into the future,” he says. Beyond Springs Road, PFI is actively engaged in other notable projects, exemplifying its influence in the industrial sector. Two large distribution facilities on Bowden Road in Mt Wellington, covering a 4-hectare site, are currently underway. One building is leased long-term to Tokyo Foods, and concurrently, a speculative building with an 11,000sqm facility is set to complete in Q3 2024, both targeting Five Green Star ratings. The second warehouse development offers a prospective tenant a modern high-stud and dual access with drive through between Bowden Road and Gabador Place. It is suited to a large-scale single user or multi-tenanted site. PFI has also secured six hectares of land at the top of the Northwestern Motorway in Whenuapai, with development scheduled to commence late in 2025. This project will also adhere to the company’s commitment to sustainability, aiming for a Five Green Star rating for the industrial properties. Simon says that PFI’s sustainability initiatives extend beyond individual projects. The company has phased out harmful R22 refrigerant gases, reduced Scope 1 greenhouse gas emissions by 35%, and offset residual Scope 1 and 2 emissions. Committing to a 5 Green Star target for significant upcoming projects, installing power metering and monitoring, and incorporating solar systems are among the company’s key targets to further enhance sustainability efforts.
