BUILDING Mike Greer Homes Silverdale has been going from strength to strength in what has been a challenging time in the building industry for many over recent years. “Mike Greer Homes has been around a long time and we had a clear strategy going into this downturn in the market. In 2024 there are two new showhomes coming on board. The first is located at 70 Victoria Street, Warkworth. “It’s a destination rather than a thoroughfare, which is why we chose this location,” says Chris. “It’s also close to good schools and has a nice outlook onto the valley.” The 196sqm home is set over two levels. There is a minimum 12-month leaseback with right of renewal for another 12 months after that guaranteeing rent. It will be kept well so when people go to resell or rent it out again it will be in great condition. With the new motorway Warkworth is exploding so capital gains should be good.” The other showhome is located in Milldale and will start construction around February ready for launch in July. Located on Waiwai Drive it is a smaller showhome at 155sqm and clad in painted brick and board and batten. It will offer three double bedrooms including master bedroom with ensuite and walk in wardrobe and two bathrooms. A 2.7m stud will make for a light, spacious luxurious feel. Set on a 400sqm there is a backyard and free-standing kwila deck area. Chris says this investment opportunity has not been released to the market yet but prospective investors can feel free to get in touch. He says Mike Greer Homes Silverdale’s house and land packages have been selling so well so anything put on the market is snapped up almost instantly. “Build costs have come back slightly over the past 6-9 months making building a great option and making it easier for people to afford a new home build,” says Chris. There are house and land packages due for release early 2024 in Warkworth Ridge, which will be a mixture of home and income (three bedroom home and one bedroom minor dwelling) and three bedroom family homes. Chris says home and income properties have been surging in popularity. “We have seen an amazing uptake in home and income properties as they tick the boxes for a variety of buyers. For first homebuyers it can help them with their mortgage by living in one and renting the other out. Families can put teenagers or extended family in the minor dwelling and investors of course get good returns.” Chris says that with all house and land packages purchasers receive an exterior colour consultation, where they can make landscaping and colour selections, and an interior colour consultation to choose interior items such as tiles, floor coverings, door handles, style of doors, wardrobes etc to truly put their mark on their home.
