T T Karen Phelps Next Level Construct has demonstrated its craftsmanship and attention to detail with an award-winning residential project overlooking Auckland’s Kotukutuku Inlet. The 280sqm, single-level house in Whenuapai stands as a testament to the company’s commitment to precision and artistry in construction, says Rob McIntyre, commercial manager at Next Level Construct. “Everything in this build was challenging. And as we got into the project, there were a lot of changes along the way and the already high quality kept increasing.” He says the methodology to achieve the build was complex, with lots of different foundations and heights of walls to get to the ground floor slabs. The three-bedroom, three-bathroom project, which took 18 months to complete, also showcases a large array of materials and finishes. The construction features extensive use of in-situ concrete walls with bandsawn timber finish, while the interior demonstrates detailed carpentry work with Meranti plywood and Abodo timber linings. With just 10sqm of plasterboard used in the entire house, the rest being timber linings, the project pushed the boundaries of conventional building techniques, says Rob. “Our team has manipulated the plywood so it looks like a continuous lining around every corner, with no joins,” he explains. “All skirtings and scotias are negative details – a negative recess with aluminium trims.” The exterior features hidden fixings for the structural bracket and large purpleheart timber, which was milled on site by the construction team. The property’s outdoor spaces include a pool complete with purpleheart timber roof and decking. A partially underground sauna, next to the pool deck, offers uninterrupted views across the Waitematā Harbour through a carefully positioned window. The resulting home seamlessly blends rich materials and innovative design features, creating a harmonious living space that capitalises on its stunning harbour views. It won Gold in the Auckland/Northland/ Coromandel Competition in the Resene New Home $2 million - $4 million category. “It shows our really high-end craftsmanship and our client-centric approach.
