DEVELOPMENT Subdivision signals growth T T Karen Phelps A new premium subdivision in Putaruru called Ruru Downs is setting the stage for growth in the South Waikato region, as the town positions itself as an attractive option for homebuyers seeking affordability and strategic location advantages. +The project has just been released to the market and comprises 30 sections. Situated on Ruru Crescent it offers varied section sizes ranging from 475 to 800 square metres, with one premium section measuring 1,700 square metres. The development’s premium positioning is enhanced by its natural features and connectivity. The site borders the Oraka Stream and includes a walkway that connects to the local AL Mason Reserve, leading to the main road. “The various section sizes will give options for people and result in a high quality subdivision, not a cookie cutter one,” explains Richard Clothier whose family is undertaking the development. “I have a lot of faith in the area. It’s going to change so it’s the time to be buying here. Watch this space.” His optimism is well-founded, with plans for a new supermarket in Putaruru and another 400-lot subdivision in development by a different company. The strategic location of Putaruru to other areas also appears to be a significant drawcard, according to Richard. “Ruru Downs is only 45 minutes to Mount Maunganui and the same to Hamilton with the expressway, Raglan and Taupo are about an hour away,” explains Richard. “This accessibility has attracted commuters to Putaruru looking for more affordable housing options while maintaining connection to major employment hubs.” The development represents a continuation of family legacy, as the subdivision is owned by Richard’s mother Ann with Richard and sister Beth assisting in completing their father Henry’s vision of a premium subdivision after he sadly passed away. Richard’s company Clothier Construction plans to build a show home within the family’s subdivision and also offer house and land packages. Sections start from $270,000, with a three-bedroom home with attached garage priced from just over $700,000. The company has several concept designs ready for potential buyers, though purchasers can also engage their own builders if they prefer. The construction company also embodies strong family ties, with Richard’s son Max joining as a shareholder when the company was officially established in 2020. Sally Drake, Richard’s partner, is the company’s architectural designer, while son-in-law Ashley Albright contributes his expertise as the company plasterer. “We’re a family run business and all our employees are local. We like to keep it local,” says Richard. We’re happy to take on both small and large projects. We find that often small jobs lead onto bigger jobs. For instance, a simple kitchen bench replacement in a rental property led to a full rebuild of a relocatable home for the same client. Clothier Construction also undertakes renovation projects and light commercial construction, such as sheds and shop fitouts. It is presently working on renovating a couple of relocated homes, including the restoration of an old villa and the modernisation of a 1950s house, demonstrating its capability in both heritage preservation and contemporary renovation. Richard says the company’s strong local reputation is evident in its social media presence, where Richard says it regularly receives recommendations from satisfied clients. The same attention to detail and quality will be apparent in the homes it is building in Ruru Downs. He says the timing of the Ruru Downs development appears optimal, as Richard says that South Waikato has historically lagged behind in development. “We are playing catch up.
