T T from page 78 Signature Construction DEVELOPMENT “Our growth has continued to increase every year and it has been an awesome success story in terms of our ability to employ, our ability to house a lot of New Zealand’s most vulnerable people and build quality affordable housing.” Based in Auckland, SCL’s main focus is the Auckland Super City that spans from Drury to Warkworth, with projects also undertaken in the greater Auckland area and Northland. While Kāinga Ora continues to be an important client for SCL, ever-increasing client relationships now include the Tāmaki Regeneration Company, which is building 10,500 homes in the Tamaki area. Partners also include developers of senior living retirement villages, large-lot private developers, and providers of community housing. “If our client wants a single house, we will do single house lots, but we build anything up to 100-plus-lot subdivisions,” Gareth explains. “From a typology perspective, our projects range from a single house, to duplexes, triplexes, terrace houses, walk-up apartments to five-storey apartments with lifts. We’re currently looking at a five-level timber-framed development. “Everything in that development will be low carbon and sustainable, along with no steel or concrete in the super structure. “That will be one of the first of its type in the country, and it has already been designed and ready to go. It is a beautiful piece of sustainability; we’ve put a lot of work into it and we’re very proud of it. We’re just awaiting the green light.” A large internal resource of technical skill sets is a key point of difference for SCL, which enables them to shine during early contractor involvement (ECI) meetings, adding value to the development journey. “It’s where we pride ourselves on being more than just a building company,” says Gareth. “I’m a licensed designer and draughtsman, and we have another three technical staff who are draughtspeople/architectural designers. Our preference is to be a partner with the property developer right from the start when talking about typologies, cladding, façade and weight of the building – all those things that enable a development to go ahead. At the ground floor you have the broad consulting team, including architects, planners and geotechnical engineers. If we can sit there in parallel around the table, we can bring our experience and technical knowledge to guide, massage and tweak the direction of a development, ensuring it will be successful from the start. Lack of this contractor engagement impacts on cost control and the timeline.” The 112-Lot Wattle Park residential development on Mahia Road in Manukau Harbour showcases the value of SCL’s ECI, along with its collaborative style. “The development was a mix of community housing providers, market dwellings, and KiwiBuild. We were at each meeting, each Wednesday as the Master Plan was discussed, including roading layout, amount of visitor carparks, buried infrastructure, the number of housing typologies. “We were there at the ground floor to ensure the development was successful. And there was margin, because obviously the developer is looking at a balance between an amazing look, affordability, and still retaining margin.
