Carrus Corporation - Ngā Roto Estate T T Karen Phelps DEVELOPMENT Ngā Roto Estate in Taupo has achieved approximately 100 lot sales this year, showcasing the enduring appeal of well-planned residential developments, says Scott Adams, managing director of Carrus, the development company behind the project. “Ngā Roto Estate has been the shining light for us in 2024, the successful beacon of all our developments around New Zealand,” Scott says. “People can really see what they are buying into now. They can see the quality of the neighbourhood and want to be a part of it.” The achievement is particularly noteworthy given the challenging conditions facing the property market. “The development, which began releasing sections to the market in 2017, has continued to attract strong interest from a diverse range of buyers throughout the economic downturn. Scott attributes this to a combination of factors, including Crown infrastructure projects in Taupo that are driving the local market and the development’s maturity. Recent milestones include the issuance of titles for stages nine and 12, with limited opportunities for prospective buyers still existing. Meanwhile, earthworks are currently underway for the final stage – stage 15, which will add approximately 60 lots to the development, with titles expected to be issued in August 2025. The stage offers diverse options to suit different buyer needs, with lot sizes ranging from 375sqm to 1000sqm. Some larger lots have the flexibility to be either subdivided later, or maintained as spacious single sections. Upon completion, Ngā Roto Estate will comprise around 650 lots. The development’s strategic location off Lake Terrace has proved to be a major draw card, offering proximity to future retail convenience stores, the Three Mile Bay boat ramp, schools, and recreational facilities including Lake Taupo itself. “As Ngā Roto Estate is currently the only master-planned low-density subdivision at that particular end of Taupo, and is close to the lake, airport and other amenities, it’s been popular with builders, local private buyers and out-of-town buyers wanting to relocate to Taupo,” says Scott. To protect buyer investments, all sections within Ngā Roto Estate come with covenants registered to each title, ensuring the maintenance of development standards and property values.
