The 100-hectare mixed-use development in Ruakākā is being delivered by Southpark Corp, which says the project is now entering a particularly exciting phase. “We’re really thrilled to see Marsden coming to fruition and life and grateful for the opportunity to leave a high quality legacy for the area,” says Southpark Corp development manager James Sax. Six architecturally designed homes have just been completed, marking the first residential offering in what will eventually become a neighbourhood of 800-1,200 dwellings. The modern three- and four-bedroom homes range from 140-170sqm and sit on high quality landscaped, low-maintenance sections starting at 450sqm and upwards. Each has been designed by local architects Mandeno and Mason Street and the largest majority built by local contractors, with completed landscaping and a focus on easy Northland living. A show home is set to open in 2026 as well. “The homes have been created with a Kiwi lifestyle in mind - modern, warm and practical. They’re designed to be easy to live in with plenty of greenery throughout the neighbourhood for people to use without having to maintain so they can enjoy their free time.” Wide footpaths, tree-lined streets and generous green spaces form a core part of the masterplan. One community park, including a playground, is due for completion by mid-next year, with a second major green space - the Village Green behind Marsden Market - scheduled to open by the end of next year. Planning for the town centre precinct is now being finalised, with construction expected to begin early next year. The precinct will include boutique retail, commercial spaces, cafés and eateries, forming what is intended to be the social and economic heart of Marsden. A farmers market building, forming part of Marsden Market, is targeting completion by the end of 2026. We want places where people can gather inside the neighbourhood,” says James. “The town centre will be transformative for the wider area and a real hub, which the region is currently missing.” Alongside the first homes, Southpark Corp has completed 15 high-spec industrial units, which are now available for lease. The units span 150-350sqm of warehouse space and 60-80sqm of office, each offering an 8m stud height, LED lighting and generous natural light to help reduce operating costs. Two units are already leased. “There has been very strong demand and high levels of enquiry,” says James. Positioned between Ruakākā, Marsden Point and One Tree Point, Marsden sits minutes from beaches, boat ramps, schools, shops and essential services. It is a 25-minute drive from Whangārei and around two and a half hours from Auckland, making it a balanced, lifestyle destination, says James. He says the overarching vision for Marsden centres on connection - between people, nature, and daily life. With walking and cycling networks, native landscaping, playgrounds, fruit trees and lakes planned throughout, the development aims to deliver a community where residents can live, work and play close to home. “We’re very passionate about making sure it’s a thriving community and a great place to live.
