Dusk Projects DEVELOPMENT When Reinn and Shannon Duxfield of Dusk Projects Ltd came back from working in the UK, they eventually settled on to a lifestyle block carved off Reinn’s family farm in South Waikato, where the rural view at that particularly beautiful time of day inspired their company name. A qualified builder, Reinn took the opportunity offered to him in London to move into project management, while Shannon worked as a quantity surveyor. In the UK they were both involved in developments of a size and scale New Zealand is unlikely to ever see, such as the 800 apartments over six towers of 40 storeys that Reinn worked on, and Shannon being QS for £300 million packages. Reinn and Shannon came home with an enviable skill base to work from, and adapted to local conditions while working at Tauranga’s Signature Homes as project manager and quantity surveyor respectively. When they set up on their own as Dusk Projects, their first couple of projects were townhouse developments carried out as joint ventures with Archispace and an architect/ designer friend of Reinn’s. Between them, they completed five developments with a total of 26 townhouses for Kainga Ora, with Reinn project managing and learning the current rules and regulations around developments, building five or six homes at a time. Dusk Projects’ most recent development put Reinn’s project-management skills to work on a development for an external client for the first time. “The developers came to us with consented plans for nine, three-storey townhouses. Dusk Projects has managed the whole build and development for them, all the site works and the vertical build,” Reinn explains. The Yatton Street development is a mixture of two- and three-bedroom units across two buildings, with four in one and five in the other. They all have either a car park directly in front of the unit, or their own garage, with the exception of the two-bedroom walk-up on one end of the five-unit building. The multi-residential design targets low maintenance with a mix of Colorsteel and plaster cladding giving a well-balanced look across the two buildings, which are designed to stand the test of time. “The fixtures and fittings are mid-spec, durable and good quality, so whether it’s the kitchens or the door hardware, the money’s been spent in the areas where it’s needed,” says Reinn. The townhouses feature a few different typologies, while all offer indoor-outdoor flow. Measuring around 100sqm each, they generally have a spacious feel thanks to plenty of glass, including ranch sliders opening out from the open-plan kitchen/living on to a generous deck and low-maintenance garden with an outlook across to Pemberton Park. Making the most of a sloping corner site, the living is on the ground floor with the outdoor access, with bedrooms upstairs and either a bedroom, garaging or car park access below. With a build that began with a demolition in February, and which has just been handed over to the clients, Dusk Projects has achieved its first external job on time and on budget, delivering nine homes expected to appeal to first-home buyers and investors, and priced upwards from the high $600,000s. Reinn and Shannon are looking forward to more projects along the same lines, and in the meantime have their own subdivision to get on with, developing eight single-storey dwellings in Rotorua with the elderly and mobility-challenged in mind.
