| 85 Creating customised solutions BUILDING Callavate T Karen Phelps Callavate is involved in a wide variety of projects around the Bombay Hills area. B uilding company Callavate partners with developers in towns south of the Bombay Hills, particularly Te Kauwhata where the company is based, to create custom solutions to suit individual requirements. This might be a joint venture on a whole development, building a spec home in a devel- opment to generate interest, or offering house and land packages to name but a few possible solutions, says Sheena Young from Callavate. A good example is a project Callavate undertook in Waikare Estate in Te Kauwhata recently, which saw Callavate build a spec home in a joint venture with the developer:. “The subdivision sales had slowed and they wanted to generate interest, and a brand new spec home certainly did that.” she says. “We then built another home and that sold before it was even finished and we are now on our third.” Callavate is now involved in another de- velopment in Te Kauwhata, this time run by Kāinga Ora, called Lakeside. The development includes approximately 1500 sections and Callavate has two houses under contract. “One of these clients found that the bank preferred a house and land package. So we purchased the land for them to then be able to provide a complete turnkey solution,” says Sheena as another example of how Callavate adjusts to suit clients’ individual requirements. Other successful projects completed by Callavate include 15 new duplex units and stand-alone villas for Aparangi Retirement Village in Te Kauwhata. Historically Aparangi sold sections then pur- chasers organised their own build. Callavate delivered the whole package, resulting in cost efficiencies and took the hassle away from new residents having to undergo manag- ing the building process themselves. It also allowed Aparangi Retirement Village to focus on the operational side of its business, says Sheena. Another recent project was a 327sqm four bedroom designer home for a private client in Waiuku. The home was a tailor made solution to suit the client’s needs including being clad in COLORSTEEL for low maintenance. Sheena and husband Matt own Callavate, and it is a very family oriented business, with Matt’s brother Ryan from Young Contracting completing site works, and cousin Shane from Schlaepfer Construction, completing a lot of the builds. All other trades are also sourced locally as both Sheena and Matt are proud long-term locals. Callavate’s strength is that Sheena and Matt are not builders but have a love for property and are strong on marketing, project manage- ment, client communication and site develop- ment. Sheena says this leaves their builders free to focus on the build quality and all the details such as contracts, compliance, design etc are left to Sheena and Matt to organise. “The benefits are huge – we are small and personal, and Matt and I are regularly onsite overseeing the projects, which means we can achieve good time frames and efficiencies. Callavate offers more than 100 different concept plans.
