Standardisation is the key to reducing variation and maximising consistencies,” says Phil. Barrett Homes was formed in 2013 by Mike and Laura Bryant and Grant Eynon. Since then, the company has grown exponentially and now completes approximately 150 new homes each year. Locally owned and operated, Barrett Homes is not a franchise. It operates from a head office in Papamoa, where the majority of its staff are based, and has satellite locations in Cromwell and Whangarei. Barrett Homes undertakes its own subdivisions of between around 40-200 lots. Mike says that Tauranga is experiencing the biggest “land jam” it has ever had in its history. “A lack of trained people in council is seeing the consent process at 30 days plus and inspection lead times of several weeks. You can’t build the houses fast enough at the moment even if there was the land to build them on.” Cost in Tauranga is another huge factor. Mike cites building consent prices of $30,00040,000 minimum – a stark difference from other parts of the country where this cost may be less than $10,000. He says the council needs to charge so much due to a number of anomalies. “The Tauranga City Council has a deficit, which was caused over a long-term loss in certain areas including past bad experiences with other developers and has seen the council fight litigation from affected homeowners. It’s also led to an overly cautious approach,” says Mike. “When you’ve been burnt you are crossing all the t’s and dotting all the i’s. It’s about learning from the past but not being constrained by it.” Medium and high-density housing provides part of the solution. Barrett Homes has several such developments underway in the Bay of Plenty in Golden Sands, The Lakes, and One Tree Point and also in other parts of New Zealand including The Wooing Tree in Cromwell. Mike says the development of medium-density housing in Golden Sands, for example, has proved a lifeline for first-home buyers struggling to get onto the property ladder. He says Barrett Homes’ design processes, with Laura taking the lead on this aspect, means the smart design can deliver efficient houses where space is maximized for great results. “‘Using less is better’ is our motto,” he says. Both Mike and Phil hope improvement in the delivery of housing to New Zealand will benefit the people it needs to most – Kiwis: “If we can streamline the development process,” says Mike, “that’s the key to passing on the benefit to our customers, which enables us to win together.” “Standardisation is the key to reducing variation and maximising consistencies.”
