| 31 Being local with an experienced team on the ground utilising the latest technology has seen Prendos the company of choice to deliver infrastructure pre and post development condition surveys for the Futureproo ing Cameron Road contract. “Our vast experience with infrastructure projects around the country and our versatile national building surveying team that can be deployed anywhere means we can respond at short notice and upscale quickly as required,” says Prendos Director Dr Dirk Stahlhut, who manages the Central and Lower North Island regions. Dirk says the success of complex projects such as Cameron Road greatly depends on how risk is managed and mitigated by all parties involved. By completing condition assessments of elements in close proximity to work sites and carrying out photographic condition surveys before works commence, stakeholders are provided with a factual record of the pre-existing condition of elements identi ied for inspection, which allows them to successfully plan to mitigate any risks identi ied, for example at-risk structures that may require speci ic monitoring during the works. “Each inspection requires a tailored approach. Our surveyors work closely with the contractor's estimators during the project bidding stage to align our survey brief to their client's and insurer's requirements. We can prepare detailed predevelopment fee estimates, incorporating all properties and features that require inspection. We can also act as liaison between property owners and our clients,” says Dirk. The technology employed by Prendos, including an in-house specialised software package, means faster turnaround and consistent quality, which adds value to the reports generated for clients. On the Cameron Road project Prendos will continue to monitor the buildings during the construction works and then complete a post development condition survey to con irm that all risks were successfully mitigated. Dirk says the team’s vast experience sets it apart. Prendos has recently completed pre-development surveys for Christchurch Hospital, Metro Sports, Christchurch Cathedral and other heritage properties surrounding infrastructure upgrades. It has also undertaken road/pavement inspections in Christchurch and Kaikoura, assessed properties adjacent to culvert upgrades and surveyed properties along a 2km length of a Dunedin City Centre Street prior to commencement of infrastructure works. Prendos was formed in 1988 and is operated by seven directors. It employs over 100 sta . The company has o ices in Auckland, Tauranga, Rotorua, Wellington, Christchurch and Dunedin. A comprehensive plan with correct implementation of project controls ensures clear visibility of your project’s true position. Without these best practices, project delivery is likely to be ine icient, costly and have a general ‘winging it’ approach. The di erence between plan and execution is still a huge and costly issue for many construction projects. A number of companies prepare build programmes, and implement project controls primarily to satisfy a Client’s requirement. Instead, these tools should be utilised throughout the project life cycle for managing delivery and cost. Since 2007 Bradburn Project Management Ltd (BPML) has been recognised as one of the leading providers of planning engineers and project controls support for the New Zealand construction industry. Services o ered include tender programme development and reviews, programme monitoring and administration, risk adjusted programmes, programme peer reviews and forensic analysis and delay claims. The company also provides general project management support when a Client requires this service. Tauranga’s Cameron Road Multi Modal Project is an example of the complex infrastructure projects that Delivering expert solutions BPML is engaged for. The company has provided support in planning and project controls since the tender phase. With a wide range of planning methodologies available, BPML experts used their knowledge and expertise to identify a ‘best for project’ solution in relation to planning techniques and systems. BPML Senior Planning Engineer Larry Delingon says this investment in planning and programming has ensured the project has a robust baseline programme, whilst still being able to capture and manage uncertainties such as the impacts of Covid-19. The programme is also used to forecast resource and material requirements, which given the current global situation, is more important than ever. Resource forecasts along with cost and other inancial indicators, is vital for providing con idence that a project will be delivered in a timely and cost e icient manner. The many years of experience in the BPML teammeans our people know irst-hand the everyday challenges that Owners, Contractors, Engineers, and Architects face throughout the project life cycle. This experience enables us to advise accordingly on how to resolve and mitigate such issues.
