Kiwi Property Head of Mixed Use Leasing, Kane Goulden and the team are responsible for finding business tenants to fill an exciting new office facility named 3 Te Kehu Way, at Sylvia Park, one of several large-scale commercial assets owned by Kiwi Property. The office block represents another strategic step on the site, grounded in a 20+ year plan to create a vibrant community, including Build to Rent apartments of various sizes and configurations available to the market from May 2024. “We have been acquiring land around the existing shopping centre and now have 35ha at Sylvia Park, opening up opportunities to bring new life and activities into the district,” Kane says. 3 Te Kehu Way, completed 31 March 2023 is home to local Doctors and Horizon Radiology along with a range of other medical practitioners. The building and its tenants are set to have a major impact on the local community, offering important health and wellbeing services to people in the area. “It makes a lot of sense for Local Doctors to consider moving into 3 Te Kehu Way as it will provide easier access for residents and people working at Sylvia Park and strengthen their own practices.” The building, shaped in a letter L, includes a five level office and an adjoining two level podium building. The design was very much influenced by the other buildings at Sylvia Park. “Above all we wanted to complement the existing structures at Sylvia Park, ensure we didn’t block out light or sun and put down a building that would articulate our values to provide tenants with a really desirable working space.” 3 Te Kehu Way targets a 6-star Green Star rating for its design and build, with 92% of waste from the construction of the building diverted away from landfill, an achievement that Kane and the Kiwi Property team are extremely proud of. Another environmental positive has been the buildings’ 5-star NABERSNZ rating, which indicates to how sustainable ongoing operational resources such as energy and water supply have been designed and operate ongoing. Located adjacent to the shopping precinct, 3 Te Kehu Way is positioned close to a train station, the Southern Motorway and multiple bus routes to and from Sylvia Park, making access easily achievable for workers from throughout Auckland. The building also offers extensive end of trip facilities, such as bike parking and modern changing facilities for cyclists to enjoy. Kiwi Property’s next development at Sylvia Park will see 295, two and three bedroom Build-to-Rent apartments arise across three buildings. “We’re leading the charge in New Zealand with this type of apartment model and Sylvia Park is the perfect location with all the existing amenities on site.” Kane has been with Kiwi Property 7 years now and was drawn to the company’s visionary approach and adventurous outlook. “We’re always trying to make each development better than the last. The transformation of Sylvia Park into a world class mixed-use community is incredibly exciting and it’s great to be part of that journey.”
