Pivot Projects: McAnnelley Crescent T T Karen Phelps DEVELOPMENT Pivot Projects is not an ordinary developer, says owner Murray Alcock. “We’re developing with a purpose. We want to help people to build better lives for themselves. We see that in providing good rental properties for people to live in long term and also create housing ownership opportunities this helps to break the poverty cycle. We are trying to be a social answer as well as being a commercial operation.” Murray and wife Jo formed Pivot, which includes Pivot Projects (project management services) and Pivot Homes (construction arm). Murray has wide experience in the property industry with over three decades of involvement in construction, development, capital allocation, due diligence management, acquisition of commercial grade property and the delivery of property developments. Jo has been involved in property development and investment both in Christchurch and Auckland over a number of years. She has previously held the role of senior commercial property manager for one of New Zealand’s largest property syndication companies, responsible for all commercial matters relating to a national portfolio of properties including office, retail, and industrial assets. But it was during the Covid-19 lockdowns that the company changed focus. “Social responsibility was a personal focus and during the first lockdown I re-thought what I was trying to do with the business. I wanted it to be something that added to communities and create opportunities for a better life for other people,” says Murray. “It’s our view that everyone has the right to a decent roof over their head. Thousands of people do not have this basic right and we are all the poorer for this problem. Pivot is dedicated to providing housing solutions for people who are disadvantaged and not doing so well.” Noting the low ownership for Maori and Pasifika led Pivot to collaborate with Tara Pounamu that works with iwi and hapu to create home ownership opportunities. They are currently working with Tara Pounamu on establishing retirement villages in Auckland and beyond as well as looking to work together on some social housing projects, including for homeless youth, as well as general housing projects. Pivot works with joint venture partners who may have capital to invest or land. It provides a turnkey property development solution. “We have created a low risk development end to end solution model for people who have capital, land or both. We do the design, consenting, have our own construction team and build the project then oversee sales so it’s turnkey, fixed price solution. We work really hard to reduce the risk in developments and our goal is to have repeat clients who continue to work with us to develop sites,” explains Murray. A good example is the company’s recent work on a seven townhouse project at MacAnnelley Street in Manurewa East. For this offshore client Pivot was the perfect solution. The townhouses will be in this case retained by the owner and provide rental accommodation. “They were already property investors in New Zealand and wanted to do some development. I have only met them on zoom and we talked about their goals and success metrics. Then we went and found the development and will deliver it by end of January about six weeks ahead of programme and there hasn’t been one variation or change to the costs.” As its next goal Pivot is targeting environmental and sustainability metrics, firstly aiming for a Homestar 7 rating on future developments where possible.
