DEVELOPMENT CETA Homes has flown under the radar since its establishment in 2018. “We didn’t want to be a flashy developer. We just wanted to focus on delivering quality projects,” says company founder Jason Donnelly who has been in the building industry for over 15 years in development, contract and project manager roles. CETA stands for cost effective, timely and affordable. The CETA Homes team includes administration and marketing, development managers, quantity surveyors, site and project managers and builders. The company also employs contractors depending on pipeline and volume. Jason says the aim is to eliminate unnecessary costs providing an end-to-end solution from development to finished home. “To put it simply we design builds that can be built efficiently and effectively,” he says. CETA Homes targets first homebuyers and building communities is a focus as evidenced in the variety of projects it currently has underway including Mana Moana Landings, an 80 terrace townhouse development in the heart of Māngere, Auckland. “The concept and scheme plan was centred around the residents’ community pocket park – a central place to meet and share whanaungatanga (relationship) with neighbours. The well designed layout of the development ensures there is not only generous outdoor space for the residents to enjoy but each unit has ample sunlight, low-maintenance exteriors and smart layout that maximises the living space,” explains Jason. The project currently has over 70% of homes sold to first homebuyers. “We prioritised those that had a connection to Māngere - that lived there, worked there or had family there. We wanted to make sure locals had an opportunity to purchase first,” says Jason. While the project is nearly sold out some opportunities still exist. Mana Moana Landings will be fully completed early to mid 2024. The Ridge Residences on the North Shore is an 83-townhouse development and one of CETA Home’s largest projects. “Our goal was to deliver everything for sub $1m and we will mostly achieve that,” says Jason. He says The Ridge Residences is a sanctuary that perfectly coexists with its natural setting in a fusion of bold architecture and resort-inspired facilities enveloped in mixed-use green spaces including open lawns, paths, landscape and a creek at the heart of the community. Construction has commenced and the project has just been launched to the market. Tapu Grove in Huapai is a small boutique development and will help provide housing for the area, especially important after the floods, says Jason. The nine-townhouse development is located near Huapai Village and offers modern two-bedroom homes with low maintenance exteriors of predominantly brick. Open plan living flows into a private low maintenance courtyard with each bedroom having ample wardrobe storage. Park Vista Terraces at Ōrewa is another project, a 39-unit terrace townhouse development launched in early November. CETA Homes sold over 50% of the development in a matter of weeks. “It’s about offering good value. The majority are offered at 5-10% below valuation. In fact we try and sell most of our products below valuation, as it’s a personal belief of mine. I believe that people buying off the plans should benefit: they’re committing to us so we’re committing to them.” Bowater in Manurewa is the final development CETA Homes has underway and is nearly complete with code of compliance just achieved for the last block. The project, a mix of low maintenance two and three bedroom homes, benefited from Build Ready underwriting from the Ministry of Housing and Urban Development. “Without their support we wouldn’t have been able to push go on the project.
