The existing dwelling has good bones and upon relocation will meet the needs of its owners, with some final renovations and finishings. Building a new home can take months or even years, while house relocations can be delivered and installed on site in a matter of weeks. “The dwelling is already built, and just needs to be moved to its new home. There’s obviously still lots to manage in that process, but the process is typically faster.” Existing homes are often oozing with character and charm that deserves to be retained for future generations. Craig says today it’s increasingly difficult to build new homes with the same period styling and if it is possible, it’s likely to be very expensive. “Furthermore, you can feel great that you have played your part on a sustainability front, in upcycling vs. building new, which has a much better carbon footprint.” The stress of building a new home can often be the making or breaking of a client, from finding a suitable site to managing the design and construction process, to the uncertainties that come with building materials price increases and labour availability. With a house relocation, much of the stress is eliminated because many of those processes are unnecessary. Plus, Johnson Brierley Architecture will take care of lots of the details for you. Craig says a successful house relocation project is all in the pre-planning. “There is a lot to investigate and lock down before you can confidently commit to a house relocation,” he says. “From initial site feasibility to ensure everything will fit, to detailed house and site suitability, we have you covered. We can then also support you through planning rule checks, geotechnical reports, pre-applications and pre-purchase checks, then we undertake a full site measure, house measure, and provide ‘as-built’ plans. The final stage of the process is the preparation of detailed Workings Drawings, ready for us to lodge for a Building Consent with the local Council. We track your consent while in Council and address any issues if they occur.”
