DEVELOPMENT Elaman: Taylor Construction T T Karen Phelps Auckland-based property developer Elaman is taking a refreshingly different approach to addressing New Zealand’s housing challenges by putting people at the heart of its developments. “The goal for us is to make a positive impact on the community. We are interested in creating inspirational and aspirational spaces that enrich lives,” says Ido Elaman, who founded the company in 2018 with a focus on social and affordable housing. After returning to New Zealand following an overseas career in acting, Ido established Elaman with a vision to create what he calls “places people can live from and dream from”. This philosophy has shaped the company’s approach to every aspect of its operations, from design through to construction. He has coined the term ‘the Elaman way’ to describe his company’s distinctive methodology, which encompasses everything from self-leadership to relationship management and broader community impact to considering how developments can foster community connections and improve residents’ lives. The company’s approach to subcontractor relationships is a good example of its people-first philosophy. By treating all stakeholders with respect and consideration, it has built strong industry partnerships that contribute to project success, says Ido. This philosophy is clearly demonstrated in the company’s Murdoch Crescent development in Whangarei’s Raumanga suburb. The project, comprising 12 terraced homes for Kāinga Ora, has been designed with community interaction in mind. “It presents the opportunity for people to meet each other and engage,” says Ido, pointing to features such as community garden beds and a small playground, which have been incorporated into the development’s green spaces. The homes, ranging from 83sqm to 105sqm, have been designed to Kāinga Ora’s Colorsteel cladding. Scheduled for completion in the second quarter of 2025, the development showcases the company’s commitment to creating homes that are both practical and community-focused. This attention to community needs is further evidenced in Elaman’s recently completed project in Glen Eden, where it has delivered 24 apartments for Kāinga Ora. The three-level walk-up apartments offer city views and benefit from proximity to green spaces. Currently, the company is also constructing 15 one-bedroom apartments in Birkenhead, demonstrating its commitment to addressing various housing needs across Auckland. One of the company’s key differentiators is a move towards a vertical integration model in particular suburbs. As both developer and builder, it maintains control over the entire construction process, ensuring projects are delivered on time, within budget and to high-quality standards. The company’s largest current project, an 87-unit development in Mt Albert, will deliver affordable housing aimed at first-home buyers. Located opposite Murray Halberg Park, the development offers a range of one-, two-, and three-bedroom options in a community setting. They will be launched to the market early next year.
