The Clarke Group: Conifer Terraces DEVELOPMENT Enquiries for Clarke Group’s new Auckland townhouse development, Conifer Terraces, is on the rise as interest rates begin to decline, according to company sales team Gordon Ropiha. “Enquiry is ramping up and we have sold a number of the homes already,” Gordon says. The development, situated in the suburb of Takanini, comprises 54 modern townhouses and is scheduled for completion in the second quarter of 2025. With prices starting from $669,000, the homes are being marketed towards first-time buyers, and property investors seeking opportunities in Auckland’s growing suburban belt. Clarke Group, established in 2012, has already delivered numerous successful projects across Auckland, with its latest venture promising to combine affordability with modern amenities. The firm has carved out a niche in medium-sized infill housing and build-torent accommodation, having brought $200 million worth of investment properties to the Auckland market. “Each home in Conifer Terraces is thoughtfully designed to offer spacious, comfortable living in a community that prioritises family life,” says Gordon. The development offers both two- and three-bedroom layouts, with some units featuring study spaces to accommodate the growing trend of remote working. Each property comes with a dedicated car park, while the development includes communal facilities such as bike racks and outdoor areas. The townhouses also feature comprehensive smart home technology, including Google Nest Hub systems, security features and modern amenities. All properties come equipped with blinds, curtains, and heat pumps, adhering to what Gordon describes as a “live ready” specification. Sustainability and energy efficiency appear to be at the forefront of the design, with insulation incorporated throughout floors, walls and ceilings. For prospective buyers, the location offers significant advantages, says Gordon. The development is close to the Takanini Town Centre, with easy access to the Southern Motorway and Takanini train station for commutes to Auckland’s CBD. Local amenities include parks, schools, shopping centres, and supermarkets. These things add to its appeal for both owner-occupiers and investors, says Gordon. Clarke Group has maintained its momentum in the Auckland property market, with 170 townhouses currently under construction across its various projects. The company operates its own property-management division, Clarke Group Property Management (CGPM), which oversees tenancies across many of its completed complexes. Despite its growth, the developer maintains a lean operational structure, outsourcing construction to established builders under the NZS:3910 contractual arrangement. This approach, says Gordon, allows the firm to focus on its core strength of delivering high-quality, affordable housing. Clarke Group’s track record in the region has been notable, with the company working alongside both government and private sectors to deliver housing solutions. It has positioned itself as a developer focused on enhancing existing neighbourhoods through its projects. Gordon says the timing of Conifer Terraces appears fortuitous, with the recent easing of interest rates potentially opening the door for more first-time buyers to enter the market, along with renewed interest from investors.
