Paragon Developments BUILDING An absolutely stunning new build replicating an original Grey Lynn villa justifiably received four 2024 House of the Year awards for Paragon Developments. From the street, the newly built 390sqm house perfectly replicates the site’s original Victorian-era villa to the degree it creates the impression of a skilfully executed renovation, right to the gables, banisters, fretwork and red-brick chimney. Paragon Developments is a multiple-award-winning company, and owner Clint Madsen says he realised the opportunity presented when offered the unique project. “It was hugely exciting to be involved,” he says. “I made a point to my builders before we started – I said this may be the only time you get to build a true traditional villa to the letter and of this spec. They don’t come round that often.” The House of the Year judges were sufficiently impressed with the design, build quality and fine attention to detail for the house to receive the 2024 Auckland Northland Coromandel Regional Category and Gold and Regional Lifestyle Award in addition to placing it in the Top 100 for 2024. Clint is extremely proud of what his tradesmen achieved, while acknowledging the result was also a wider team effort. “We’ve got some amazing subtrades, designers and other professionals. We interacted very closely with them throughout the build.” The house was designed by Leuschke Kahn Architects and built over three levels, with as much of the original materials as possible, recycled from the original villa that was demolished and incorporated into the new house. The build was a highly complex project requiring significant engineering, with more than 1000 cubic metres of material excavated and removed. Considerable underpinning, piling and ground beams were also required on the narrow site, including for protection of the neighbouring properties. Its interior is a beautiful meld of classic and contemporary styles. “I think it’s unique in that it’s so classy and genuine from the outside, and this was followed through on the interior, but with some very tasteful contemporary influences,” says Clint. The home features four bedrooms, three bathrooms, two lounges, a rear courtyard and pool, while on the street level below it has a garage, street-level wine cellar, office, bathroom, media room and bar. The middle floor, which is at ground level at the back of the section, has three bedrooms, a lounge, family room, laundry, guest powder room and an open-plan living, dining, kitchen zone with scullery. This opens to a covered entertaining area with a retractable louvre roof and fireplace that overlooks the pool. “The footprint was used to the maximum on the property. When you’re inside and you get towards the living area looking out over that pool area you could be in any five-start resort; it’s that beautifully designed,” says Clint. “The client is stoked.
