All of our work is from word of mouth.” Windsor Construction BUILDING After a successful building career in the UK during their OE, Caleb and Stacey Douglas returned to New Zealand and established Windsor Construction in Auckland in 2012. As co-managing directors, they lead a team of 10, with Stacey overseeing business administration and interior design for clients, while Caleb manages projects and on-site operations. Windsor Construction specialises in a wide range of mid- to high-end residential projects across central Auckland, including renovations, extensions, and full new builds. The team places a strong emphasis on sustainability, prioritising the recycling and reuse of materials on-site. Typically managing two to four projects at a time, the business works directly with homeowners and developers, and also submits tenders for residential builds. Their services cover everything from demolition of existing homes to building site retainers and completing all underground civil works. Caleb and Stacey believe their attention to detail, their more than 20 years’ experience, commitment to best practices, and smart use of materials tailored to each project sets Windsor Construction apart. They are backed by a skilled team of master builders, licensed building practitioners, architects, subcontractors, and engineers. The company also has strong connections within Auckland Council. Another important aspect of Windsor Construction is that they are accredited users of Auckland Council’s Artisan inspection app. The building team can manage site inspections via the Artisan app and submit them to council creating a more efficient, economical, and streamlined process for home builds. Caleb’s OE in the UK gave him a fresh perspective on different building methods. Since returning to New Zealand over a decade ago, the couple has observed a tightening of building codes – particularly in relation to energy efficiency – and a growing role for technology in the construction process. Client expectations have become more hands-on, with a growing focus on sustainable building practices, and increasing demand for integrated home technologies such as security systems, home automation, and advanced heating and cooling solutions. Caleb believes the second half of 2025 is an ideal time to build, thanks to improved affordability – interest rates have eased, and material costs have come down. Council regulations have also become more flexible, with minor dwellings like sleepouts now allowed without consent. Additionally, the latter part of the year offers optimal building conditions, with better weather and fewer disruptions over the summer months. Current projects include a high-end, two-lot build with swimming pools in Grey Lynn; a large-scale renovation and extension, also with a pool, in Westmere; a new build in Mt Albert featuring a built-in elevator; and a mini development in Te Atatu Peninsula comprising four architecturally designed homes. “Caleb maintains really strong relationships with people.
