Two of the purcahsers weren’t even looking, but they fell in love with them when they came and looked, and the rest is history. Four years ago, Brett Carlson of Carlson Builders, Ryan McRae of RN McRae Builders, exterior plasterer Jason Linn and retired property developer Gary Linn, joined forces on some quality property development. Set up as McInnes Group LP, named after a street where they successfully completed one of their first developments, the name has stuck. Brett and Ryan build together and share some of the project management, with Brett the nominated project manager coordinating everything behind the scenes. “I used to do labour contracts for Gary when I was starting out, and so did Ryan. We’ve all been friends for years and we get along well, so it turned into this new company pretty easily,” says Brett. Their recently completed McInnes development comprises three spacious, luxury townhouses on a site that could arguably have taken four, but with a clear idea of what their target market would be looking for, they knew they could put the extra space to good use. All three of the McInnes townhouses were bought by people in their mid-60s, down-sizing from big family homes now that the kids have left. “They’re high spec, and we did things to a high standard,”says Brett. “We didn’t try and save money by cutting corners anywhere. Two of them weren’t even ooking, but they fell in love with them when they came and looked, and the rest is history.” What they saw was a potential home built by those who were financially and therefore emotionally invested – homes that showed the care taken throughout the build. BUILDING The McInnes Group has done everything from foundations to landscaping on these 202sqm dwellings, only subcontracting out the usual electrical work, painting and Gib-stopping. They have really thought about what might be important for down-sizing empty-nesters. Each dwelling has a double garage, which means plenty of storage for all the things the owners are not quite ready to part with. A second living area off the master bedroom gives a sense of space, and having a built-in lift proved a real selling point. ‘These are people not wanting to move for another 15 years, and at that age having a lift means they can potentially stay there for longer before they might want to move to something smaller again,” says Brett. McInnes Group is now looking for the next carefully chosen site for a development down a quiet street in a nice area. They are ready to embark on another high-end set of dwellings for discerning down-sizers in the Waikato.
