DEVELOPMENT He Ahi Eco Business Park has recently released the first of four stages of industrial land lots within the Centennial Industrial Environment development, which is less than 10 minutes’ drive from Lake Taupo. The He Ahi Limited Partnership is owned by the Te Pae I Waimihia Trust, which represents the six hapū from the Taupo township area and invested some of their funds to purchase the land for the park from Contact Energy three years ago. Contact Energy was looking for a partner to develop the land, which has excess geothermal energy available from its two geothermal wells that already supply two industrial businesses. Te Pae O Waimihia became the development partner through long-standing relationships between Contact Energy and the local hapū, and created He Ahi Limited Partnership. They have designed a 48-lot park capable of supporting light to heavy industrial businesses, and are offering multiple ownership and lease models with investors, developers, lease and owner-occupiers in mind. Project director Blandina Diamond belongs to one of the hapu. “Our agreement with Contact Energy includes provision to work together to find clients for our park. In particular, there will be 15 lots available with geothermal heat supplied by Contact Energy at temperatures between 150 and 200 degrees Celsius. “These lots would be attractive to industries that involve wood processing, pulp and paper, dairy and horticulture, but we also know there are emerging products that will have high or super-heat drying needs. Currently, Contact Energy and their partners are also testing technology to lower that heat to 100 to 150 degrees Celsius, making it suitable for food- manufacturing processes,” she explains. In the meantime, He Ahi Eco Business Park’s first client, TNUE, is a company focused on improving the total nutrient use efficiency (TNUE) of agricultural fertiliser using a controlled-release membrane invented by two New Zealand scientists. “They’re our perfect foundation client because they need geothermal super-heat for their membrane-coating process, and this product is improving environmental outcomes,” says Blandina. They are also a good example of what He Ahi Eco Business Park can do for the right client, having funded their bespoke design and build, and retaining ownership of the site and building, while TNUE funded and own their proprietary fit-out. “We’ve entered into a long-term lease, and landscape architecture. urban design. landscape planning. nz wide.
