Aedifice Property Group T T Virginia Wright “Our target market’s always been to offer first home buyers quality affordable homes.” DEVELOPMENT It’s 10 years since Managing Director of Aedifice Property Group, Kieran Doe, joined forces with founding Directors Francois Beziac and Heremana Malmezac to pursue their mutual vision of positively contributing to the affordable housing market for Kiwi families. Developments like Limeburners Bay in Hobsonville, is typical of Aedifice’s approach to making that contribution real. “Limeburners Bay is all about providing the Kiwi dream, which is bricks and mortar, to as many Kiwis as we can really. Our target market’s always been to offer first home buyers quality affordable homes,” explains Kieran. Aedifice Property Group has done numerous successful developments including two in the last two years that follow a medium density model with a mix of two, three and four bedroom homes in the lower price bracket in the market, both including properties for the Kiwibuild scheme. The 236-townhouse development Selo in Glen Eden won a Merit Award at the New Zealand Property Awards 2024. “It’s one of Auckland’s first integrated developments where it’s close quarters living with on-site amenities being provided, with a couple of barbeque spaces, green space for kids to kick a ball around, a basketball hoop with a half court, and some swings for the younger kids as well,” Kieran says. They sold 200 of those units within six months and decided to keep the remainder as rentals as market conditions changed. The 72 townhouses in the Orchard Lane development were built along a similar model, and while some went to down-sizers most were bought by first home buyers. Aedifice Property Group are relationship focused and pride themselves on building a quality product that stands the test of time. They keep their teams of professional consultants together from one development to the next, making it easy to tweak, change and find ways to improve things where they can, explains Kieran. “Most importantly we have a close, tight-knit team of valuable staff and we all know what we’re good at which helps with communication and efficiency.” Chancellor Construction are dedicated to transforming our client's requirements into reality, using sustainable building practices. After completion their regular contractor Chancellor Construction stays on site for a period to attend to things in a timely manner which boosts buyers’ confidence. Market confidence is also why Aedifice waited until construction of Limeburners Bay was well underway before even approaching the market, given the recent number of development failures. The first 65 houses in Limeburners Bay are ready, with 25 already sold, and feedback from their first big open day nothing but good. With the following stages ready to take shape Aedifice Property Group look forward to continuing to develop thoughtfully designed homes that work for modern life.
