The Warkworth show home at 75A Woodcocks Road in the Tui Rise subdivision opened in late March and has already drawn strong public interest. “On the opening day we went through 108 sausages and 76 cups of coffee, so there was a lot of support from past and current clients, suppliers, contractors and the general public. We have had good feedback. People are very impressed and surprised at the value it offers,” he says. The four-bedroom home, clad in a stunning mix of white and natural pine board and white brick, boasts an array of luxury features including an award-winning Stroud Homes kitchen design with innovative curved features and scullery. The master bedroom with ensuite is on the living level, separated for privacy, and opens to a louvred outdoor alfresco area featuring a chimney and fireplace. Three luxurious double bedrooms upstairs complete the picture. Michael says that the show home offers easy access to schools, shops, sports fields and the wider Matakana Coast, with improved connectivity through the new motorway extension and Matakana Link Road expected to support ongoing regional growth and lifestyle appeal. Michael and wife Tilda were one of the first to open a Stroud Homes franchise in New Zealand around seven year ago. Michael has been in the construction industry for more than 30 years, specialising in architectural residential homes and building a reputation across Auckland’s North Shore. They are supported by a small team including two salespeople, a quantity surveyor and a project manager with Tilda managing the office and administration. The success of their approach was recognised at the 2025 Master Builders Awards, with homes they had built achieving bronze and silver awards across different price categories, reflecting the franchise’s emphasis on design quality and build excellence. Stroud Homes Auckland North offers design and build services for clients who already own sections as well as a range of house and land packages in developments such as Mangawhai Central, Warkworth and Snells Beach. Michael says transparent pricing is a key priority, so clients never experience unexpected surprises during their build. Stroud Homes Auckland North also plan to open a second new show home later this year. Located in Mangawhai Central, between the village and Mangawhai Heads, it will feature four bedrooms, two living areas with vaulted ceilings, skylights, an electric fire and an outdoor alfresco area with a louvre roof. Michael says that it is rewarding to see clients move into homes that reflect their lifestyle, particularly as Stroud Homes continues to grow its presence across Auckland’s northern developments. “Business conditions have become steadier compared to recent times with strong enquiry from people moving north from the city,” he says.
