HND Upland and CRPA Construction are delivering the redevelopment at 17 Upland Road, transforming the former Caughey Preston Trust property into an 11-building lifestyle village with apartments, care suites, and resident amenities. HND Upland General Manager Forrest Suo says the project carries special significance because many locals have a strong connection to the land. “This is a really meaningful site for the community. A lot of people in this area had parents who stayed at the former rest home, so there is genuine interest in seeing it brought back to life.” The 3.17ha property was once home to the Caughey Preston Rest Home, established through the estate of pioneering Auckland businesswoman and philanthropist Marianne Caughey Preston, one of the founders of Smith and Caughey’s. Now, a new chapter is underway. The first stage includes a residential apartment building expected to be completed by the end of this year, followed by a central amenity building then further stages. One building will house a care facility with about 60 rooms, while the initial apartment building will contain 21 residences. Forrest says the village is being designed to meet demand from Remuera locals seeking premium retirement living close to home. “Remuera is a high value area and people expect quality. We know our standard has to be high.” The apartments are being marketed as luxury residences, with premium materials, strong architectural detailing, and spacious layouts. “It is top of the line throughout,” Forrest says. “We are focused on delivering something exceptional.” Sustainability is also central to the build, with the team targeting a 7 Green Star rating. “New Zealanders care about the environment, they want to save money and save energy, and efficient buildings are great for residents and the wider community.” Plans for the village include a restaurant, café, cinema, swimming pool, barber shop, gym, library, and landscaped communal areas designed to support social connection and active lifestyles. CRPA Construction joined the project during the foundation phase and has worked closely with HND Upland through the delivery programme. Forrest says the strength of the relationship is coordination. “We know each other well and they deliver really good work for us.” Managing construction in an established neighbourhood has required a proactive approach. Monthly meetings are held with nearby residents, while additional dust suppression systems have been installed in response to feedback. HND Upland is even helping to keep neighbouring homes and swimming pools dust free. Forrest says maintaining quality and programme certainty has been a major focus. “Every council inspection so far has gone really well. Inspectors are satisfied and everything is tracking on schedule.” Forrest says the combination of location, quality, and history makes the development unique in the Auckland market. “This site has a story and a legacy.
