We seek to redirect as much from landfill as possible.” REGIONAL DEVELOPMENT Family-owned commercial development and construction company Mansons TCLM has become one of New Zealand’s leading advocates for Green Buildings, pioneering sustainable construction practices long before they became commonplace. Founded by Colin and Ted Manson almost 50 years ago, the business is now led by Ted and third-generation directors Culum, Luke and Mac Manson. Manson’s unique model sees them manage the entire development operation from acquisition of the site to planning and local authority approvals, building and construction, lease negotiation, contract and lease documentation, property marketing and management. That long-term ownership approach has helped shape Mansons’ philosophy around sustainability. “We only build for ourselves, so we’re invested in the long-term performance of the buildings,” Project Manager Paul Wilkinson says. “This approach is appealing to both the tenants, and future purchasers of the building.” Mansons has been at the forefront of New Zealand’s Green Building movement since the very beginning, developing the country’s first Green Star rated building before the New Zealand Green Building Council certification system was fully operational. Green Star is a holistic tool that awards points across various key performance and environmental categories to assess a project’s sustainability. A rating of 4–6 stars can be awarded, from best practice at 4 to world leading at 6. Since its inception, every one of the 24 Green Star certified commercial buildings developed by Mansons has achieved either a 4 or 5 Green Star rating, while newer developments, including the company’s head office and two properties on Fanshawe Street, have achieved the prestigious 6 Green Star standard. One standout project completed by Mansons is the OneNZ building in Auckland’s Wynyard Quarter; alongside high environmental standards, the development includes extensive onsite amenities and has received strong positive feedback from tenants. “It has gone together really well, and it’s another project we are really proud of,” Paul says. The company considers the lifetime carbon footprint of its developments from the outset. Manson offsets 120 percent of a building’s carbon footprint, accounting not only for construction emissions but also the operational footprint over the building’s estimated 60-year lifespan. Paul says construction waste reduction is a major priority during the build process. “Globally, 40% of total waste results from construction and demolition activities,” Paul says. “We seek to redirect as much from landfill as possible.” Operational sustainability is equally important.
