After more than a decade of holding strategically positioned industrial land, the Van Den Brink Group is advancing plans to bring a significant new development to market at a time when industrial space in Auckland is becoming increasingly difficult to secure. The company’s 32ha industrial-zoned site in Tuakau is set to be developed in stages, offering what Van Den Brink Group development manager, David Johnson, believes is a rare opportunity for businesses requiring largescale industrial footprints. “Industrial land is a scarce commodity in Auckland these days,” he says. “We can see that in traditional industrial locations, land is rapidly being taken up, and areas such as Tuakau will become increasingly attractive over the next few years.” The land has been owned by Van Den Brink Group for around 13 years, and the development is now well advanced in the design process, with the resource consent process close to being completed. The group has engaged Manukau-based Civil Plan Consultants to design and consent the project. Rather than creating a conventional industrial subdivision with numerous smaller sites, the group has deliberately taken a different approach. “The subdivision is designed around creating large, level lots with as much flexibility as possible,” David says. “A lot of industrial developments tend to chop land into small parcels. We’re approaching this in more of a ‘super lot’ fashion, and thus giving us the flexibility to respond as to how the market develops over time.” The development is able to cater for a wide variety of uses, from small lot occupiers through to large space-extensive occupiers – businesses that require significant yard space, external storage or expansive warehousing facilities. David says the ability to cater for such a wide range of occupiers is becoming increasingly difficult to find in established industrial hubs, such as East Tamaki and Mount Wellington. “We are taking a measured approach, rather than rushing ahead of the market; we want to respond to the market, not get ahead of it,” David says. “The subdivision is designed around creating large, level lots with as much flexibility as possible.” “We will look to develop the area on a design-build basis for individual tenants.” Van Den Brink Group is planning to develop the project across three broad stages, with earthworks potentially beginning during the 2026/27 season. Beyond developing the land, Van Den Brink Group intends to retain ownership of the development and remain heavily involved in its future. “The group sees itself as a long-term landlord here,” David says.
