| 35 DEVELOPMENT Chalmers Properties Warehouse projects meet demand Karen Phelps Chalmers Properties has constructed two large warehouse and office developments at the Oak Industrial Park in Wiri. P arnell based Chalmers Properties has just completed two large warehouse and office developments at the Oak Indus- trial Park in Wiri. Company general manager David Chafer says that one property has already been leased and the other has had strong enquiry. The building that has been leased by Auck- land Council features a 4000sqm warehouse with three roller doors and 350qsm of modern office space over two levels. It also offers 610sqm of yard, plus 550sqm under canopy, along with 50 car parks on a 6910sqm site. The second building, which is available to lease, features a 5077sqm warehouse with four roller doors and 456m2 of modern office space over two levels. It also offers a 2503qsm of yard, plus 705sqm under canopy, along with 61 car parks on an 8210sqm site. David says the warehouse offers generous studs rising from 10.45m to 12.3m. The post-tensioned warehouse floors and the concrete yard have a 45kPa rating. Health and safety has also been a prime considera- tion, with the office car park well separated from the yard, which is typical of the well-de- signed projects that Chalmers Properties delivers. “It’s a very well thought out functional property, made possible by our experience in these types of developments and by working with leading consultants in their field,” he explains. The project, constructed by Calder Stewart, experienced a five-week delay due to the Cov- id-19 lockdown restrictions but was completed in July 2020. It won a silver award in the 2021 NZ Commercial Project Awards and has been nominated for the upcoming Property Council Awards. Chalmers Properties Ltd began trading in 1998 and is a 100% owned subsidiary of Port Otago Ltd, which is owned by Otago Regional Council. Chalmers Properties’ core activi- ty is commercial property investment and development, particularly industrial. Chalmers manages its investment portfolio through active acquisition and property development to deliver strong revenue growth and capital appreciation. Chalmers investment portfolio is geograph- ically spread with investments in industrial, office and bulk retail sectors across Auckland, Hamilton and Dunedin. Its Dunedin holdings comprise approx. 59Ha of industrial ground leases around the inner harbour. David says that Chalmers Properties cur- rently has strong demand for new industrial space in the areas in which it operates. It is working with various clients on design and build project, including two underway at its Te Rapa Gateway Industrial Park in Hamilton. Six- teen buildings have already been constructed on the 60ha site of which 12ha remains for future design, build and lease developments. One of the new builds is for Steel & Tube, which Chalmers Properties has already constructed a project for in Dunedin. The 1100sqm warehouse with 130sqm of office space is due to completion in December. The second project underway is a vehicle repair hub for IAG. The 2000sqm warehouse ill offer an 8m high stud and 260sqm of office space.
