Based in Hobsonville in Auckland CDM (Contract Design Management) have been around since the mid 80’s. Hayden Pirie joined the company in 2010 and when the founders were ready to retire, he took the opportunity to purchase the business from them. Since then, the team has grown to 12 but the essence of what they deliver remains the same. “We’re effectively a project management business,” explains owner Hayden Pirie, “but because we have an architect, our own design team and our own quantity surveyors, we can manage the whole project from start to finish.” Over the years CDM has built up strong relationships with sub-contractors to the point where they leave very little to chance when it comes to putting together the best team for the job. “Builders, electricians, plumbers, you name it,” says Hayden. “Carpet-layers, curtain hangers, whatever is needed to get that project done.” While their clients can be anyone who wants to build or refit an office or a shop, they’ve been involved with several real-estate agents over the years and have a strong presence in the build and/or fit-out of dental and medical practices. If you’re a doctor, or a dentist about to go out on your own they’re the people you call when you realise you don’t know where to start explains Hayden. “Medical professionals often ring someone like us, and we then work with them to find the appropriate premises including reviewing various leases or if they want to buy, we’ll walk them through that process. Then we’ll provide them with a conceptual design and budget so they can make sure all the finance is in place. Then we’ll work out how long it’s going to take so they can decide whether the project is viable. At that stage we start the process of lodging all the documentation with the council and go out to the market to get three separate quotes from the various sub-contractors before we sit down with them to go through it all.” The goal is to ensure that the project is delivered to a market-driven price, which is where getting multiple quotes comes in, and the approach is one of partnering with clients and working alongside them to achieve the best possible outcome for their outlay. “It means that if you’re a dentist let’s say, or a real-estate agent, you can focus on your business doing what you’re highly skilled at and can leave us to do what we’re really skilled at,” explains Hayden. Virginia Wright “I’m no good at doing dentistry but I can build a dental clinic, and that’s where our professional service comes in. There’s just so much more to building than giving a set of plans to a builder and we know where to gather all of those various components together.” Bringing everything together under one roof is central to what CDM offers. Getting three different quotes on the way through their transparent, open book process means there’s no need to go through things with three different project managers looking for the best deal. “It’s probably quite common practice on larger projects like multi high-rise buildings but in a smaller scenario it’s not so common,” says Hayden. “We’ve worked with Barfoot and Thompson for over 30 years, for example, and we still provide two or three quotes for every tradie involved in every job, and same with the ASB bank, another longterm client.” Integral to what CDM does is its belief in communication being the key to successful teams, and that the people in these teams are the key to their business. “We’ll cherry-pick the right team for the job. Sometimes it’s not about being the cheapest but having the right level of expertise. The power of our team lies in our ability to share hundreds of years of combined experience with projects of all sizes in a variety of industries,” says Hayden. It’s clear the team at CDM takes pride in putting their collective expertise to work for their clients big and small. “There’s just so much more to building than giving a set of plans to a builder and we know where to gather all of those various components together.”
